Multi-Family/High-Rise Superintendent

Job Title: Superintendent Job Description We are seeking a dedicated Superintendent to oversee large podium multi-family construction projects, ranging from 13 to 33-story high-rise apartments. This role involves the independent monitoring of on-site safety, coordination of site construction activities, and supervision of field personnel to ensure the project is completed safely, on schedule, within budget, and with the highest quality. Responsibilities Execute and enforce safety standards, processes, and procedures to ensure the project site is kept clean and organized. Conduct weekly safety inspections and monthly safety audits. Enforce quality standards, processes, and procedures; conduct quality control audits. Determine, follow, and promote construction requirements and procedures, identifying opportunities for improvement. Assist in managing contractual requirements and identify opportunities for improvement. Maintain construction documents, review, and coordinate shop drawings and submittals. Direct, coordinate, and monitor activities of the construction site to ensure specifications are met. Oversee mitigation of issues and recovery of the critical path. Conduct project preconstruction, strategy, and premortem meetings. Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budget requirements. Anticipate and identify project issues and risks, proactively communicate identified project issues and risks, present solutions, and confer with the project team for resolution. Manage and plan all construction operations and schedules to ensure deadlines are met; identify compression opportunities. Maintain complete and thorough daily logs that include production and detailed areas of work. Maintain and control project scope and budget by communicating with proper POs/SWDs. Identify new construction products and practices, recommending methods, materials, and layouts to reduce construction costs based on design needs and capabilities. Ensure proper documentation and communication of project status. Create and modify project schedules to reflect approved scope changes and ensure adherence to key dates; create CPM schedules. Direct and monitor compliance with all codes and regulations. Prepare and execute the project closeout process, demobilizing all resources, and successfully transitioning the project to the client. Maintain positive client relationships to leverage future repeat business. Essential Skills 7-10+ years' experience as a lead superintendent running ground-up projects ranging from $80M+ in all commercial market sectors. In-depth construction knowledge and experience in the construction industry. Proven experience implementing safety protocols with a track record of successfully enforcing safety procedures on construction sites. Ability to understand and solve complex challenges to present alternative solutions. Demonstrated leadership and interpersonal skills. Excellent communication skills, both written and verbal. Proficiency with computer applications including ProCore, P6, and Microsoft Office. Additional Skills & Qualifications Must have been a lead superintendent on 2 podium apartment construction projects. Work Environment The work environment involves on-site management of large-scale high-rise apartment construction projects. The use of technologies such as ProCore, P6, and Microsoft Office is essential. The role requires a proactive approach to communication and problem-solving to maintain a safe and efficient construction site. Job Type & Location This is a Permanent position based out of Overland Park, KS. Pay and Benefits The pay range for this position is $125000.00 - $155000.00/yr.
