Maintenance TechnicianThe Maintenance Technician supports the Community Manager and Maintenance Supervisor in maintaining the property, requiring proven experience with multifamily lease-up maintenance.Why work for Fortis Property Management because at Fortis, our success is the result of people like you. We also promote internal advancement to further your career with us, as we believe that our leaders of tomorrow come from the team members of today.Principal Duties and Responsibilities (Essential Functions):Financial:Assist in achieving budgeted maintenance expensesAssist in the achievement of the annual budget planAdvise the Maintenance Supervisor as to stock levels of supplies and equipmentFacility Management:Physical condition of the community, including the condition of vacation apartmentsAdvise the Maintenance Supervisor of maintenance problems and solutionsEnsure all work orders are completed in a timely fashionProvide same day services on work ordersWalk the community daily noting needed repairsKnowledge of all utility cut offsDaily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activitiesProduce 5 day turns on vacant unitsAssume emergency on-call duty status as scheduledAssist in the maintenance of the maintenance shopResident Relations:Provide superior customer serviceComplete all work orders and ensure the highest quality of customer satisfactionAdministration:Maintain a professional image and attitudeAttend instructional training classes as scheduled by the Maintenance SupervisorAdherence to and proper implementation of all Fortis Properties Management policies and proceduresKnowledge of and adherence to the following:Fair Housing policies and proceduresADA, OSHA, and EPA policies and proceduresOther duties as needed or requiredSupervision Received: The Maintenance Technician will report to the Maintenance Supervisor and/or Community Manager.Qualifications & Skills:Education:High School graduate or equivalentSome Vocational/Technical school and/or collegeValid Driver's License RequiredExperience:2 years prior property maintenance experience or related fieldStrong preference for candidates with multifamily maintenance lease-up experience.EPA Certification requiredCPO Certification preferredStrong knowledge of HVAC systems, appliance repair, plumbing, electrical, and pool careMust have own toolsComputer skills to include Microsoft Office (Word, Excel) property management software (Yardi, PO Purchase System) preferredBenefits (Full-Time Employees):Competitive compensation based on experience and qualificationsMedical, Dental, and Vision InsuranceHealth Savings Account (HSA) options401(k) retirement plan (eligibility per company policy)Paid Time OffCompany-paid HolidaysProfessional development opportunitiesCareer advancement within a growing organizationDisclaimer: This job description is not intended to be all-inclusive.
