Maintenance Technician - The Missions at Rio Vista

Job Overview Service Technician – responsible for technical and mechanical work that ensures the physical aspects of the property meet company standards for cleanliness, appearance, safety, and overall functionality. Requirements 1‑2 years of maintenance experience. Basic apartment maintenance and unit turn experience. Responsibilities Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements. Perform the make‑ready process for vacant apartments: pre‑move‑out inspection, create a punch list, schedule vendors/contractors, obtain supplies, complete maintenance tasks, and inspect finished work. Follow procedures for accessing and obtaining materials, supplies, equipment, and tools. Track inventory, return unused items, and notify the maintenance supervisor of re‑ordering needs. Complete documentation and paperwork accurately and promptly for service request tracking. Assist with grounds, common area, and amenity maintenance: pick up trash and debris, pressure‑wash breezeways and pool areas, perform general cleaning, and paint curbs and signage as needed. Support cost‑cutting and expense control: fix parts instead of replacing, avoid wasteful use of materials, and use tools and equipment correctly. Other Responsibilities Comply with safety and risk‑management policies: attend routine safety meetings, complete OSHA and other required training, and report accidents/incidents promptly and accurately. Inspect work performed by contractors and vendors to verify quality standards and specifications. Conduct routine and periodic property inspections to identify safety and risk‑management concerns and communicate findings to management. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside/outside in all weather conditions. Push, pull, lift, or maneuver up to 25lb independently and 50lb with assistance. May be required to travel for training or assistance at other properties. Work a flexible schedule, including evening, weekend, and holiday call hours. Licenses & Certifications EPA Type I & II or Universal refrigerant recycling certification (required for Certified Service Technicians). All state and local jurisdiction certifications required for all Service Technicians. Valid driver’s license to operate a golf cart on property when applicable. Pay $25.00 – $27.00 per hour (SanDiego, CA). Pay is determined by business requirements, experience, skills, and location. Benefits Medical, dental, vision, disability, and life insurance.
