Maintenance Technician

Hiring for Maintenance Technicians at all levels: I, II, and III Overview The Maintenance Technician will provide general maintenance to rental housing. This position may also perform work to prepare rental units for a change of occupancy. The role is a valuable member of the maintenance team and is responsible for checking, troubleshooting, performing, and documenting routine repairs in areas such as air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance. The technician frequently works outdoors in all weather conditions, as well as in attics, crawl spaces, and other tight spaces, depending on the maintenance requirement. Responsibilities Respond to service requests for furnaces, air‑conditioning systems, appliances, water heaters, solar collection tanks, disposals, general plumbing, carpentry, painting, and other maintenance items. Perform skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith, requiring basic knowledge and troubleshooting abilities. Provide excellent customer service and document all work in accordance with company policy. Maintain equipment such as tools, gauges, snakes, drills, etc., ready for repair. Understand and follow proper equipment and chemical use, including personal protective equipment (PPE). Follow an established preventive maintenance program, performing required maintenance such as filter replacements. Assist in the make‑ready of vacated units, including painting, sanding, varnishing, floor tile removal/replacement, ceramic tile replacement, drywall repair, fixture repair/replacement, floor stripping, waxing, polishing, window repair/replacement, and other exterior work as needed. Perform emergency maintenance, including sewage back‑ups, water main/lateral breaks (dig, expose, repair, replace soil), fires, weather‑related damage, other water leaks, appliance repairs, etc. Ensure unsafe conditions are corrected promptly. Drive for the company using either a company vehicle or a personal/rental vehicle for more than 50% of the work duties. Qualifications High School Diploma or GED (or equivalent) required. 1–3 years of experience in building maintenance. General knowledge of maintenance trades such as HVAC, plumbing, electrical, and carpentry. Ability to work outdoors in all weather and perform physical labor, lifting up to 50 pounds regularly and occasionally more. Basic computer knowledge. Reliable and dependable attendance and punctuality. Valid driver's license in the state of employment. Compensation The hiring range for this position is generally $22.15 per hour, exclusive of fringe benefits or potential bonuses. The position is also eligible for a performance bonus. Final salaries will be determined based on geographic location, skills, education, licenses, certifications, and/or experience.
