THIS IS A TEMPORARY POSITION BASED OUT OF GULFPORT, MS 9-12 MONTH TIMEFRAME

Position Summary


The Construction Superintendent for LBA Construction, LLC, a subsidiary of LBA Hospitality, oversees day-to-day field operations for commercial construction projects from mobilization through project completion and closeout. This position coordinates subcontractors, vendors, suppliers, inspectors, and project management personnel; manages field schedules; maintains quality and safety standards; interprets construction documents; and helps ensure projects are completed on time, within budget, and in accordance with approved plans, specifications, codes, and contract requirements. The successful candidate will have strong hands-on construction knowledge and the ability to coordinate all major phases of construction, from site development and foundations through framing, building systems, finishes, and final turnover.

Essential Duties and Responsibilities

1. Project Management and Field Supervision

• Manage and supervise daily construction activities from mobilization through project completion and closeout.
• Coordinate subcontractors, vendors, suppliers, inspectors, and project management personnel.
• Establish and maintain project schedules; monitor progress, manpower, productivity, sequencing, inspections, deliveries, and scheduled milestones.
• Conduct coordination and subcontractor meetings as needed and communicate field priorities, constraints, and expectations.
• Verify work is performed in accordance with approved plans, specifications, applicable codes, contract requirements, and quality standards.
• Identify potential problems, conflicts, deficiencies, or delays early and work with the Project Manager to develop practical solutions and recovery plans.
• Maintain daily construction reports, photographs, schedules, logs, and other required electronic project documentation.
• Coordinate inspections, required testing, punch lists, warranty documentation, project closeout, and turnover.
• Maintain a clean, organized, professional, and safe construction site.

2. Quality Control and Technical Oversight

• Inspect work before it is covered or concealed and verify materials and installations conform to plans and specifications.
• Identify defective, incomplete, or nonconforming work and require timely correction.
• Maintain ongoing punch lists throughout the project rather than waiting until final completion.
• Protect completed work from damage by subsequent trades.
• Verify critical dimensions, elevations, reinforcing steel, embeds, sleeves, anchor bolts, structural connections, rated assemblies, penetrations, and other project-specific requirements before work proceeds.
• Coordinate MEP, framing, ceiling, wall, architectural finish, firestopping, and specialty-item installation to prevent conflicts and rework.

3. Safety Responsibilities

• Observe jobsite safety conditions daily and enforce company, project-specific, and applicable OSHA safety requirements.
• Coordinate with subcontractors regarding safety expectations and promptly correct or escalate unsafe conditions.
• Exercise stop-work authority when an imminent or serious unsafe condition exists and immediately notify appropriate project/company leadership.
• Participate in safety meetings, inspections, incident reviews, and required safety documentation.
• Ensure required personal protective equipment is used and site safety rules are consistently followed.

4. Leadership and Communication

• Work independently while maintaining close coordination with the Project Manager and company leadership.
• Communicate professionally and effectively with owners, architects, engineers, inspectors, subcontractors, vendors, and internal team members.
• Set clear field expectations, address performance or coordination concerns promptly, and support accountability among project participants.
• Use sound judgment, problem-solving, conflict-resolution, and decision-making skills in a fast-paced construction environment.
• Escalate significant schedule, quality, safety, contractual, or personnel concerns to the appropriate company representative.

Requirements

Technical Knowledge and Experience


The Superintendent is expected to possess working knowledge and field experience sufficient to supervise, coordinate, inspect, and identify deficiencies across the major phases and trades of commercial construction, including:

• Site work: clearing and grubbing, site layout, building lines and elevations, excavation, fill and compaction, building pad preparation, drainage, curbs, sidewalks, underground utilities, landscaping, irrigation, restoration, and final grading.
• Foundations and concrete: footings, foundations, reinforcing steel, forms, under-slab rough-ins, vapor barriers, embeds, sleeves, anchor bolts, concrete placement and finishing, joints, elevations, tolerances, curing, and protection.
• Wood framing and building envelope: wall and roof framing, openings, headers, structural framing, sheathing, roof trusses, roofing, weatherproofing, structural connections, hurricane/wind-load requirements, straps, clips, and hold-downs.
• Masonry and exterior finishes: CMU, brick veneer, mortar joints, ties, weeps, flashing, openings and transitions, siding, gutters, downspouts, storefront doors, and related exterior components.
• Mechanical, electrical, plumbing, fire protection, fire alarm, and low-voltage systems, including rough-in, finish work, above-ceiling coordination, equipment installation, penetrations, firestopping, testing, and inspections.
• Drywall and rated assemblies: Type X gypsum board, UL-rated assemblies, fastening requirements, rated walls and ceilings, joint finishing, firestopping, cement/fiber-cement board, and wall/ceiling preparation.
• Architectural and interior finishes: doors, frames, hardware, trim, finish carpentry, painting, flooring, tile, transitions, sealants, acoustical ceilings, signage, toilet partitions/accessories, fire extinguisher cabinets, blinds, specialty items, and owner-provided equipment.

Required Qualifications

• Minimum of five (5) years of construction field experience, preferably in commercial construction.
• Demonstrated experience supervising construction projects and coordinating multiple subcontractors and trades simultaneously.
• Strong understanding of construction means, methods, sequencing, scheduling, quality control, and field coordination.
• Ability to read and interpret civil, architectural, structural, mechanical, electrical, and plumbing drawings, specifications, and related construction documents.
• Ability to identify construction deficiencies, field conflicts, and schedule risks and develop or coordinate appropriate corrective action.
• Knowledge of applicable building codes, construction standards, inspection requirements, and safe work practices.
• Ability to work independently, prioritize competing demands, and coordinate closely with the Project Manager and company leadership.
• Ability and willingness to travel to assigned project locations as required.

Preferred Qualifications

• Experience with commercial or government construction projects.
• Experience with wood-frame and slab-on-grade construction.
• Experience with hurricane/wind-resistant construction requirements.
• Experience with punch lists, inspections, project closeout, warranty documentation, and turnover.

Computer and Administrative Skills

• Proficiency with Microsoft Word, Excel, Outlook, email, and electronic project records.
• Ability to learn and effectively use company-designated project management, scheduling, document-control, collaboration, and mobile construction applications.
• Ability to prepare accurate daily reports, photographs, logs, schedules, and other project documentation in a timely manner.

Physical and Work Environment Requirements


The essential functions of this position require work in an active construction environment. With or without reasonable accommodation, the employee must be able to perform the essential duties of the position, which may include:

• Walking construction sites and standing for extended periods.
• Climbing stairs, ladders, and scaffolding as necessary to inspect work.
• Bending, stooping, reaching, and navigating uneven or unfinished surfaces throughout the workday.
• Working outdoors and in varying weather and jobsite conditions.
• Visually inspecting construction work, materials, installations, and details.
• Wearing required personal protective equipment and complying with site-specific safety requirements.

Travel Requirements


This position requires the ability and willingness to travel to assigned project locations and may require extended periods away from the employee's home location, including overnight travel, depending on project requirements. A valid driver's license and reliable transportation are required when driving is an essential function of the assignment.

Supervisory and Field Coordination Scope


The Superintendent coordinates and directs field activities and the work of subcontractors in accordance with project requirements. Direction of subcontractor personnel does not, by itself, create an employment relationship between the company and subcontractor employees. Any direct supervision of company employees, including hiring, discipline, compensation, or termination authority, will be exercised only to the extent specifically assigned by company leadership.
