Position Location: US Army, Camp Park Reserve Forces Training Area, Dublin, California

Workdays/Time: Monday-Friday, 7:30 am-4:30 pm, Occasional evening and/or weekend hours

Qualifications:

• Must have a disability documented in writing by a physician licensed in the State of CA. as credentialed to diagnose and capable of diagnosing, the specific disability, or a written certification of disability by a CA State rehabilitation agency.
• Must pass a government security clearance upon application as well as subsequent background checks and not be subject revocation of facility access during the term of employment.
• Must possess a valid California Real ID Driver’s License for the duration of employment.
• 1 to 2 years’ experience utilizing various ground maintenance equipment and tools such as tractors, riding lawn mowers, trimmers, weed eaters, edgers, forklifts, and other power tools and machinery.
• Capable of working alone and unsupervised, and within fast-paced environment, and team environment
• Possess strong communication skills to include written and interpersonal skills; along with the ability to work autonomously with little to no supervision.
• Must be flexible and able to change priorities as management and government priorities changes.
• Possess knowledge of Computers and Microsoft Office Suite and Tools. Training and certifications within various facility maintenance, is a plus.

Duties:

Typical duties may include but are not limited to the following:

Grounds & General Duties:

• Provide manual labor associated with the daily landscape and grounds upkeep maintenance that involves tasks like regular mowing, precise trimming around objects; bush and hedge trimming, raking leaves, and cleaning of storm drains. In addition, the removal of debris, leaves, and litter ensures a tidy appearance and minimizes potential hazards.
• Perform moderate moving and transporting of items up to 40 pounds unassisted and occasionally moving or maneuvering heavier items with the assistance of lifting devices or other workers.
• Perform inventories, retrieving goods/supplies, and issuing tools.
• Fulfill assigned physical duties as well as positioning oneself in a fixed area for periods of sixty (60) minutes at a time, removing/replacing items at various height levels up to 16 feet from the ground.
• Perform sign maintenance to include inspections, replacement (setting/affixing), and painting.
• Ensure all required paperwork is completed for assigned tasks and work orders.
• Other routine repair/maintenance tasks as directed by journeymen. Any tasks that Management may deem to assign as business needs dictate.

Building Maintenance & Repair:

• Make minor adjustments and repairs to plumbing, electrical, waste systems, architectural and structural building components, doors, windows, floor systems, light carpentry, and roof systems.
• Clean and maintain mechanical rooms.
• Perform preventative maintenance functions and minor repairs, including changing HVAC filters, cleaning cooling towers, servicing heating and cooling coils, and changing fluorescent and other light bulbs.
• Replace electrical receptacles, wires, switches, fixtures, and motors.
• Use plaster or compound to patch minor holes and cracks in walls and ceilings.
• Repair or replace sinks, water coolers, and toilets, including minor plumbing repairs such as leaking shower heads, clogged toilets, and hanging fixtures.
• Paint structures, equipment, doors, window casings, ceilings, concrete floors and walls, brick, cinder block, steps, and landings.
• Repair or replace concrete floors, steps, and sidewalks; perform minor repairs to concrete, block, and precast, including drilling and filling holes, replacing block and brick, tuck pointing, and caulking of expansion joints and sealant.
• Replace damaged paneling and floor tiles.
• Hang doors and install door locks.
• Replace broken windowpanes.
• Manufacture, repair, and install screens and glass, ensuring all associated paperwork is completed.

Roofs & Ceilings :

• Roofs: Assess and make minor repairs to shingle, TPO, rock & seam, and conventional rib metal roofing, including diagnostics of leaking points; tarp roofs and place water-catching devices to prevent interior damage; document roofing type and leak location; repair and replace gutters and downspouts.
• Drop ceilings: Repair/replace ceiling tiles (2x2 & 2x4); layout and install wall track, mains, and cross Ts; install insulation/soundproofing.
• Drywall ceilings: Remove damaged drywall ceiling; install new drywall including taping, finishing compounds, and painting.
• Wood ceilings: Remove damaged wood panels; replace using appropriate wood species and finishes (stain, clear coats).

Walls & Drywall:

• Perform preventative maintenance functions and minor repairs, including changing filters, cleaning cooling towers, servicing heating and cooling coils, and changing fluorescent and other light bulbs.
• Use plaster or compound to patch holes, cracks, and dents; remove damaged drywall and replace, including taping and finishing joints; sand for a smooth paint-ready finish.
• Repair and install wall tiles, including ceramic tiles, subway tiles, paneling, and FRP.
• Install new drywall including finish work, taping/finishing joints, J-bead, L-bead, corner bead, and expansion joints.

Windows & Doors:

• Manufacture, repair, and install screens and glass, ensuring all associated paperwork is completed.
• Install new or replacement/fabricated screens, replacement glass, sashes, mullions, seals/gaskets, weatherstripping, trim, locking hardware, hinges/pivots, balances, stops, sills, operators, handles, frames, door viewing kits.
• Remove and install mirrors; repair and install window blinds (vertical and horizontal); perform window tinting.
• Install and adjust hinges, closers, seals, weatherstripping, latches, and stops; remove and install doors and frames, including welded and knock-down frames (hollow core, solid core, steel, fire-rated).
• Install and adjust latches, locksets, thresholds, and recessed mats; repair/replace sliding-style man doors; paint doors and jambs.

Flooring & Framing:

• Replace and install damaged sheet carpeting, carpet squares, ceramic tile, clay tile, quarry tile, slate tile, VCT, and LVT tile; remove/install wood, vinyl, and carpet base; apply epoxy coatings; grind existing coatings (glues, mortars, adhesives, thin sets); repair/install stair treads and anti-slip devices.
• Remove and demo existing walls (wood and metal stud framing); frame with metal and wood studs to proper spacing, including top/bottom plates and hat channel; lay out openings for doors and windows; insulate walls (fiberglass, rock wool, sound bats).

Furnishings:

• Apply basic knowledge of wood species, coverings, and mounting, including cabinets, countertops, vanities, backsplashes, caulking, TV mounts, screen mounts, cork boards, dry erased boards, wall-mounted handrails, and moving of furniture and equipment. Perform other duties as assigned.

Training:

A comprehensive training is provided to all workers. Job assignments are made according to entry skills and/or successful completion of various elements of the training program. Entry-level job assignments will normally be within the category of routine work.
