Maintenance Technician-Painter

SECTION I BASIC FUNCTION: Performs routine and project work in connection with patching, plastering, taping, painting, wall covering and minor masonry repairs. Individuals in these categories are required to communicate and cooperate with other departments in order to begin on schedule and finish on schedule; explaining their proceedings to secure consent, approval or cooperation to prevent confusion or inconvenience, reporting electrical, mechanical or other safety aspects encountered in the work sequences. Supervisor suggests courses of action, but the individual is expected to use independent judgement in planning and arraigning some of the work. Using materials, chemicals, equipment and tools wisely, safely and properly selected for the various structures or situations. SECTION II EDUCATION AND EXPERIENCE REQUIREMENTS: High school and trade school (preferred). Minimum of a total of five (5) years experience in two (2) or more of the trades described in the basic function. SECTION III PHYSICAL REQUIREMENTS: Must be physically able to work off of ladders and scaffolds. Must have the ability to stand or bend for considerable periods of time. Physically fit to work within the building or outside temperatures. SECTION IV: ORGANIZATION MEMBERSHIP PERFORMANCE STANDARDS AND RELATED MEASURE-MENT CRITERIA: Performance Standards Measurement Criteria A. RESPONSIBILITY - Meets all the requirements of his/her position. 1. Works independently, requesting as-sistance when needed. 2. Anticipates problems and works to solve them. 3. Performs duties willingly. 4. Demonstrates appearance and hy-giene appropriate to the delivery of quality services. 5.
Actively participates in all efforts to maintain a safe, clean environment. B. SENSITIVITY - Demonstrates sen-sitivity to customers' needs. 1. Treats others with consideration, cour-tesy, and respect, even in stressful situations. 2. Communicates effectively with patients, visitors and colleagues. 3. Cooperates with other hospital de-partments. C. ACCURACY - Demonstrates know- legible attention to assure proper service to customers.
1. Work is accurate and thorough, atten-tion to details is evident. 2. Seeks information necessary for ac-curately completing job duties. 3. Maintains current knowledge and skills necessary to perform com-petently. D. TIMELINESS - Recognizes time as the individual's most valuable re-source. 1. Responds promptly to customers' needs. 2. Carries out work assignments within allotted time frame. SECTION IV: continued ORGANIZATION MEMBERSHIP PERFORMANCE STANDARDS AND RELATED MEASURE-MENT CRITERIA: Performance Standards Measurement Criteria E. ETHICS - Demonstrates a commit-ment to protecting the rights of customers. 1. Discusses patient and staff related issues only in a confidential manner and setting, and only with those who have the right to know. 2. Assists in maintaining the integrity and confidentiality of all data. F. Maintains a satisfactory attendance record. SECTION V FUNCTIONAL PERFORMANCE STANDARDS AND RELATED MEASUREMENT CRITERIA: Performance Standards Measurement Criteria A. Observes and has the understanding of the hospital rules and regulations. 1. The hospital and departmental rules and regulations are understood and observed. B. Communicates to other department personnel involved in his working area, the necessary steps to carry out his work safely. 1. Tact and kindness are used to obtain consent, approval and cooperation so that the work proceeds smoothly and safely. C. Cooperates and sympathizes with other employees, patients, visitors, etc. to avoid interference during the restoration. 1. Cooperation and necessary help is given with candor and courtesy and interference or complaints are minimized to less than 10% year round. D. Maintains his working area in a clean and well-organized manner to minimize inconvenience or interruptions of other hospital operations. 1. The working area is kept well organized, clean and safe at all times. Tact and smooth running skill is used during the working operations, and the job is completed without inconvenience or interruptions. SECTION V FUNCTIONAL PERFORMANCE STANDARDS AND RELATED MEASUREMENT CRITERIA: Performance Standards Measurement Criteria E. Prepares rooms or areas for painting, wall covering or other architectural decorating work. 1. The surfaces to be treated are properly prepared and required procedures and materials are used in accordance of its recommendations. F. Apply plasters, taping cements, spackling patches and other trade materials for the various structures or surfaces to be painted. 1. Plasters, patches, taping compounds and other trade materials are applied with knowledge, skill and speed of a professional plasterer and the surfaces have an even and smooth finish. G. Repairs concrete sidewalks and masonry structures to be painted. 1. Repair work is performed promptly in accordance of its recommendations. H. Installs and grout wall tiles. 1. Ceramic tiles are properly laid and cracks, seams, etc. are grouted with required skills and knowledge of trade materials. I. Mixes paint colors using custom color dispenser formulation. 1. Selected paint colors are carefully mixed. Discrepancy in color formulation is less than 5% year round. J. Applies all types of paints by brush or roller. 1. All types of primers, sealers, and top coats for architectural and industrial structures used at Ellis Hospital are understood and applied in accordance with the specification, selection and its surface preparation. The work is performed with tact; skill and speed required achieving a first class job. K. Install and repair paper and/or fabric wall coverings. 1. Textured, paper, and/or fabric wall coverings are hung in accordance with material specification selection and surface preparation. Work is performed with skill and accuracy of a professional decorator. SECTION V FUNCTIONAL PERFORMANCE STANDARDS AND RELATED MEASUREMENT CRITERIA: Performance Standards Measurement Criteria L. Installs and repairs cove bases. 1. All types of wall bases are installed or repaired with accuracy and trade materials. M Refinishes old and new furniture, doors, cabinets, equipment, etc. 1. New or old furniture, metal or wood are properly prepared with all of its required procedures and selected sealers, primers, paints, varnishes, stains, oils, etc. are known and applied with skill and technique of a furniture restorer. N. Removes, replaces and/or rearranges roof furniture, equipment, fixtures, etc. where he performs his function. 1. All room furniture, equipment, fixture hardware, etc. are covered or safely removed and arranged elsewhere if required and are properly replaced upon the completion of the work order and the area is left clean, tidy, safe and ready for all other operations. O. Maintains maneuvers and uses materials, Tools, equipment, etc. safely and wisely. 1. Materials, tools, equipment, etc. are used safely, wisely and consciously with minimum waste. Storage room shop area and its belongings are kept clean, efficient and well organized. P. Reports, assists or corrects unsafe situations or facilities pertaining to other Engineering or Custom Services Task.
1. Unsafe situations or facilities are reported or corrected immediately or before the ending of shift. 2. Flexibility and cooperation in assisting to other tasks is demonstrated promptly and voluntarily. Q. Adheres to hospital policies and procedures related to:
1. Continuing education records will be completed and forwarded to Human Resources annually regarding manda-tory educational requirements. SECTION V FUNCTIONAL PERFORMANCE STANDARDS AND RELATED MEASUREMENT CRITERIA: Performance Standards Measurement Criteria 2. Complete annual health assessment form as required, maintains current inoculations.
