Located steps from Vail Village, Golden Peak ski area, Betty Ford Alpine Gardens, and the Ford Amphitheater, Manor Vail Lodge is the complete package for Vail lodging. Manor Vail Lodge is managed by Mountain Mastery Management Inc.
Overview:
The Director of Engineering is responsible for the overall direction, leadership, and performance of the Engineering and Maintenance function across Manor Vail Lodge (140 condominium units, common areas, food and beverage outlets, pool and spa facilities, and event spaces) and the Golden Peak Condominium Association. The Director ensures that all building systems, mechanical infrastructure, life safety equipment, and guest-facing facilities are operating safely, efficiently, and in alignment with luxury mountain resort standards.
The Director plans, directs, and controls all engineering, preventive maintenance, capital improvement, and energy management activities for both properties. They serve as the primary technical and operational lead on multi-million-dollar capital projects, including the ongoing penthouse boiler tie-in program spanning the property's six buildings, and partner closely with outside MEP engineering firms, contractors, and reserve study consultants. The Director collaborates daily with the General Manager, Director of Operations, Director of Finance, Front Office, Housekeeping, Food and Beverage, and the MVCA Board of Managers to deliver a consistently exceptional guest and owner experience.
The Director of Engineering oversees all engineering and maintenance staff at both properties.

Transition PeriodThis role is being recruited in advance of the planned retirement of the current Chief Engineer. The selected candidate will overlap with the outgoing Chief Engineer through the transition period to learn the property, vendor relationships, capital project history, and building systems in detail before assuming full responsibility.
Reporting Relationship and Scope- Reports to: General Manager, Manor Vail Lodge and Golden Peak (Mountain Mastery Management).
- Direct reports: All Engineering and Maintenance staff at Manor Vail Lodge and Golden Peak, and the overnight Security staff.
- Properties of responsibility: Manor Vail Lodge (140 units across six buildings, the parking garage and its mechanical and water pump systems, plus pool, spa, fitness, restaurant, bar, and event spaces) and Golden Peak Condominium Association.
- Key internal partners: General Manager, Director of Operations, Director of Finance, Director of Sales and Marketing, Front Office, Housekeeping, Food and Beverage, MVCA Board of Managers, and unit owners.
- Key external partners: MEP engineering firms, mechanical and HVAC contractors, elevator service providers, NWCCOG, fire and life safety inspectors, reserve study consultants, and utility providers.
- High school diploma or equivalent required. Bachelor's degree in engineering, facilities management, mechanical or electrical engineering technology, or a related field strongly preferred.
- Minimum of seven to ten years of progressive engineering or facilities experience, including at least three to five years in a senior leadership role at a full-service hotel, resort, multi-building condominium property, or comparable facility.
- Demonstrated experience leading capital improvement projects in the $500K to multi-million dollar range, including scoping, vendor selection, contract management, and budget oversight.
- Working knowledge of large hydronic and boiler systems, commercial HVAC, building automation and energy management systems, life safety systems, elevator operations, pool and spa equipment, parking garage mechanical systems and water pumps, and high-rise or multi-building plumbing infrastructure.
- Ability to read and interpret HVAC, electrical, mechanical, and plumbing blueprints, wiring diagrams, and schematic diagrams.
- Proficiency with hand tools, power tools, and standard diagnostic equipment, including the proper use of a multimeter.
- Experience managing computerized maintenance management systems (CMMS) and work order platforms (HotSOS or equivalent).
- Working knowledge of formal procurement and purchase order systems, including issuing purchase orders, soliciting and evaluating multiple competitive bids on capital and operational projects, vetting vendors, and managing approval workflows.
- Familiarity with reserve study principles, capital planning, and condominium association capital allocation processes preferred.
- Certified Pool Operator (CPO) preferred. Additional preferred certifications include EPA 608, NATE Hydronics, Backflow Tester, BOMI SMT or SMA, or comparable industry credentials.
- Valid Colorado driver's license with an acceptable motor vehicle record.
- Strong written and verbal communication skills, including the ability to brief executive leadership and the Board of Managers.
- Demonstrated leadership, team-building, and conflict resolution skills, with experience hiring, training, scheduling, and developing engineering and maintenance staff.
- Leads, directs, and develops the Engineering and Maintenance team across Manor Vail Lodge and Golden Peak, and the overnight Security staff, fostering a cooperative work environment grounded in trust, ethics, dignity, productivity, and team member morale.
- Evaluates departmental staffing needs, role definitions, schedules, and on-call coverage, and recommends an organizational structure that supports service standards and capital project workload.
- Hires, trains, supervises, and evaluates engineering and maintenance staff, including conducting performance reviews, providing coaching, and managing corrective action when needed.
- Ensures all team members operate in accordance with property policies, brand standards, and applicable safety regulations.
- Maintains an on-call rotation and serves as escalation point for after-hours emergencies, including HVAC failures, water intrusion, fire and life safety events, and elevator entrapments.
- Oversees the overnight Security function, including scheduling, training, post orders, incident reporting, and coordination with the Front Office, Night Audit, and local emergency responders as needed.
- Develops, implements, and continuously improves a property-wide preventive maintenance program covering HVAC, boilers, plumbing, electrical, life safety, elevators, pool and spa, kitchen equipment, exterior building envelope, and the Manor Vail parking garage including its mechanical systems and water pumps.
- Oversees the work order system (HotSOS), monitors response times, and drives accountability for completion across all engineering staff. Reviews work order trends and reports on departmental productivity.
- Performs and documents duty rounds and inspection checklists, identifying and correcting issues proactively.
- Ensures the proper use, calibration, and maintenance of energy management, life safety, and building automation systems. Coordinates required training for staff.
- Maintains compliance with all applicable codes, regulations, and inspection requirements, including elevator inspections (NWCCOG, 13 conveyances at MVL), backflow testing, fire and life safety inspections, pool operator requirements, and environmental regulations.
- Owns the property's relationship with regulatory bodies, third party inspectors, and certifying agencies.
- Serves as the property's lead engineering authority on capital projects, including the ongoing penthouse boiler tie-in program across the property's six buildings, the contracted spring 2026 tie-in phase, and future remaining phases.
- Partners with the Director of Finance and General Manager to develop, maintain, and update the MVCA 10-year Repair and Replacement capital plan, incorporating reserve study findings, equipment specifications, and per-building cost allocations.
- Prepares scopes of work, evaluates competitive bids from MEP engineering firms and contractors, and provides written recommendations to ownership and the Board of Managers.
- Manages contractors, engineers, and consultants on active capital projects, including schedule, scope, change order review, invoice verification, and quality control.
- Provides regular project updates and presentations to the General Manager, executive committee, and MVCA Board of Managers as requested.
- Assists the General Manager and Director of Finance in developing the annual operating budget for Engineering and Maintenance, including labor, supplies, contracts, utilities, and project allocations.
- Manages departmental expenses against budget, reviews and approves invoices, and provides monthly variance commentary.
- Identifies cost savings opportunities, including energy efficiency upgrades, vendor consolidation, and lifecycle replacement planning.
- Tracks labor and material costs against work orders for accurate billing and cost allocation between MVL and MVCA where applicable.
- Resolves guest and owner concerns related to maintenance, comfort, or facilities in a timely, professional, and service-oriented manner.
- Coordinates with Front Office, Housekeeping, and Food and Beverage to ensure all guest rooms, public areas, and outlets are in excellent operating condition.
- Supports MVCA owner relations by responding to unit-level issues, communicating clearly with absent owners and rental program participants, and supporting the Owner Services function.
- Helps manage individual unit owners' in-unit renovation projects, including reviewing proposed scopes of work, coordinating with owner-selected contractors, verifying compliance with MVCA rules and applicable building codes, monitoring impacts on common elements and adjacent units, and approving access, work hours, and contractor protocols.
- Recommends new equipment, technology, and operational improvements that enhance guest experience, owner satisfaction, and property efficiency.
- Champions a property-wide culture of safety. Ensures the team follows OSHA standards, lockout/tagout procedures, hot work permitting, ladder and fall protection protocols, and chemical handling guidelines.
- Develops, maintains, and trains staff on emergency response procedures, including fire, severe weather, water intrusion, mechanical failures, and utility outages.
- Leads the property's sustainability and energy management initiatives, including waste management, water conservation, and energy efficiency.
- Maintains current knowledge of industry standards, code changes, and best practices in hospitality engineering.
- Responds to any reasonable task as assigned by the General Manager.
Works in all areas of the property, both inside and outside, including in inclement weather. Must be able to work at various heights on ladders, roofs, and mechanical platforms. Routine exposure to mechanical rooms, kitchens, pool and spa equipment areas, and exterior grounds.
Position Analysis and Physical SpecificationsThis position requires standing, walking, bending, reaching, pushing and pulling, manual dexterity, gross motor skills, eye and hand coordination, near and far vision, and hearing on a frequent basis. Lifting and carrying loads up to 25 pounds is a frequent activity, and lifting and carrying heavier loads up to and exceeding 100 pounds is an occasional activity inherent to engineering and maintenance work.
Sitting, crawling, crouching, kneeling, balancing, fine motor skills, and color recognition are required occasionally. The role does not include any activities that are entirely inapplicable; all listed physical demands apply at least occasionally to the work.
Environmental FactorsWork is performed both inside and outside, sometimes alone and frequently in close proximity to others. Conditions include exposure to excessive cold and heat, excessive humidity and dampness, noise and vibrations, fumes, smoke, and gas, and walking on uneven surfaces. The role requires working above ground and below ground, climbing on scaffolds and ladders, working with chemicals, detergents, and cleaners, and operating motorized equipment, vehicles, and machinery. All environmental factors listed in the standard position guidelines apply to this role.
