Asset Management & Platform Leadership

Position Summary

In this role you will build, lead, and own Bonaventure's senior living platform from the ground up. We have the assets, the capital, and the conviction. What we do not yet have is a platform, and that is what you will create. You will be fully accountable for both the short and long term performance of the portfolio, with success measured by the increase in equity value, the achievement of financial targets, and the durability of the platform you put in place.

You will design and execute the strategic direction of every asset in the portfolio, and manage the operating partners who run our communities day to day. You will introduce innovative and actionable strategies to unlock value, including value add repositioning, operational efficiency initiatives, operating platform improvements, capital structure optimization, and creative angles in submarkets and product types others have overlooked.

You will work shoulder to shoulder with our investments team on every acquisition, with our Debt and Capital Markets team on every financing, and with our leadership team on the long term direction of the platform. You will hire your number two, build out a senior living team, and set the standard for how Bonaventure shows up in this asset class for the next decade. You will foster a culture of urgency, accountability, and continuous improvement, and you will set the tone with your own work product first.

Means and methods to achieve success you will be incorporating are:

• Define, sharpen, and continuously refine Bonaventure's senior living investment thesis across independent living, assisted living, memory care, active adult, and CCRC product types, and translate that thesis into a real, prosecutable acquisition pipeline.
• Collaborate with our acquisitions team toidentifyand pursue new senior living assets, building a disciplined pipeline that accelerates our portfolio growth from seven to fourteen-plus communities.
• Support andparticipatein diligence on potential senior acquisitions across physical, operational, market, and competitive dimensions. You will be contributing subject matterexpertiseand your informed perspective to recommendations presented to the leadership team and investment committee/team.
• Design and execute the strategic direction of each asset to maximize equity and create alpha. This includes value add strategies, operational efficiency initiatives, operating platform improvements, food service and ancillary revenue plays, memory care funnels, and capital market recommendations.
• Monitor portfolio performance on a weekly, monthly, and quarterly basis. Review leasing and financial trends, hold strategy and issue resolution calls with operating partners, and translate trends into action.
• Own the relationship with our existing operator (Vitality) andidentify, vet, and onboardadditionalbest in class operators as we scale. Hold every operator to a standard and help them get there.
• Assess capital expenditure needs and develop long term capital plans for each asset, aligned to overall portfolio strategy and capital availability.
• Walk every property regularly. Inspect units,common areas, kitchens, memory care wings. See the asset with your own eyes, not just on a P&L.
• Monitor trends in target markets. Update senior leadership on strengths, weaknesses, and competitive positioning, and present solutions to implement improvement.
• Partner with the Capital Markets and Debt teams on financing strategy and execution, including bridge to HUD, joint ventures, and equity raising. Be a credible voice with capital providers.
• Collaborate across the firm on real estate tax oversight, insurance claims and legal matters, lender compliance, and investment evaluation.
• Own annual budgeting and monthly reforecasting for the senior living portfolio.
• Hire your number two. Build the senior living team over time. Develop the people you bringonso they want to build their careers here.
• Represent Bonaventure externally at industry events, onpanels, and with brokers and operators, and continuously invest in your network.

Qualifications:

Our ideal candidate will have 10+ years of senior living experience spanning both the investment and operating sides, with a business, finance, or real estate degree. Leadership and the ability to own outcomes, build teams, and drive project timelines are critical. This individual will be passionate about senior living, will have a ravenous appetite for learning, and will thrive in a goal driven, fast paced environment using a competitive work ethic and the nimble, cognitive ability to adapt to change and succeed in an entrepreneurial setting.

• Senior living platform experience (required).Direct experience building orsubstantially scalinga senior living investment or operating platform.
• Senior living asset management experience (required).Hands on experience managing senior living, independent living, assisted living, memory care, or active adult communities, witha track recordof measurable performance improvement at the property level.
• Transactional experience (highly valued).Direct involvement in acquisitions, dispositions, recapitalizations, and financing transactions across a senior living or multifamily portfolio.
• Operator management (required).Demonstratedtrack recordmanaging third party operators, holding them accountable to KPIs, and partnering with them to drive NOI growth and resident outcomes.
• Capital markets fluency (required).Working knowledge of senior living capital markets including HUD, bridge to HUD, joint ventures, and equity raising mechanics.
• Team leadership (required).Track recordof hiring, leading, and developing teams.
• Industry network (preferred).Existing relationships with regional and national senior living operators, brokers, and lenders.
