The Work
You run several campus projects at once, anywhere from $5 million to $100 million each, for a community college district rebuilding its campuses with bond money.
You are in the field. You walk the job and check that what is being built matches the drawings and meets the Division of the State Architect, the state office that approves public school and college construction. Then you report what you found to the College Project Director and the program office: where the project stands, the schedule, the costs, the budget, the staffing, any delays, any disputes, any changes, and whether the work follows the District's written procedures.
Because you are the one on site, you are also the one who sees trouble first. You name the risks, propose what to do about them, and keep the running list of risks and mitigation plans up to date.
You work with the college and the design team on construction phasing and on swing space plans, meaning where students and staff go while their building is being worked on, and you track whether the plan is holding.
When something complicated goes wrong, you are the one who gets it resolved. You work it through with the design team, the contractors, the inspectors, and the Division of the State Architect, and you do it without blowing the budget.
You own closeout. Getting each project signed off by the Division of the State Architect, the District, and the program office, and coordinating with the college's relocation project manager on furniture and equipment, on what happens to the old equipment, and on the rest of the move.
This is a senior seat, so you also help the rest of the college project team through planning, programming, and design, and you report to the college, the District, and the program office.
What You Will Own
- Several campus projects at the same time, $5M to $100M each
- Field checks that the construction matches the drawings and meets Division of the State Architect requirements
- Status reporting to the College Project Director and the program office on schedule, cost, budget, staffing, delays, disputes, and changes
- The risk list. Naming what could go wrong, proposing the fix, and keeping the record current
- Construction phasing and swing space plans, worked out with the college and the design team, and tracked against
- Resolving the complicated construction problems with the design team, contractors, inspectors, and the Division of the State Architect
- Closeout, including sign off by the Division of the State Architect, the District, and the program office
- Coordinating with the college's relocation project manager on furniture and equipment, surplus, and the move
- Helping the rest of the college project team through planning, programming, and design
Requirements
What You Bring
- 7 years managing more than one construction project at a time
- 2 of those 7 years on school or college design and construction
- A bachelor's degree in architecture, engineering, urban planning, construction management, or a close field
- Another way to qualify: 4 more years of the same kind of experience, on top of the 7, takes the place of the degree. That is 11 years with no degree
Preferred
- Work inside a large capital improvement program, and familiarity with the California Public Contract Code, the state law that governs how public agencies buy construction
- Formal construction partnering, where the owner, the contractor, and the design team agree up front how they will work together and settle disputes
- A current California Certificate of Registration as an Architect, or a Professional Engineer license
- A current Certified Construction Manager credential from the Construction Manager Certification Institute
- Division of the State Architect construction and design processes, or something similar
- All four parts of a project: planning, design, construction, and closeout
- Alternative delivery methods, meaning ways of contracting a job other than straight low bid, such as design build or lease leaseback
