Senior Director, Project & Development Services Summary: Provide leadership to the overall project management service line for a designated team or sector, covering business development, operations, financial management, client relations, and project operations. This role develops and executes strategic business objectives for Project & Development Services (PDS) in collaboration with the PDS Regional Lead, Market Lead, and local Managing Principal, while maintaining Cushman & Wakefield’s reputation as a thought leader and first‑class service provider. Responsibilities Interface with internal and external clients to ensure successful delivery of project management services and achievement of client goals, implementing action plans, anticipating and responding to client needs, and acting as a trusted advisor for comprehensive real estate work. Act with fiduciary responsibility to client projects, including full financial management: establish and manage project budgets, maintain monthly forecasts and cash‑flow analysis, prepare cost reports and any other required client reports. Manage due diligence, programming, design, entitlements, bidding, permitting, procurement, design‑team selection, schedule creation/management, contractor and vendor selection, sustainability, and post‑construction services. Demonstrate competence across varied project types and operate in complex, non‑routine environments. Contribute to business development by identifying project or client opportunities. Oversee capital improvement programs with design and construction processes at multiple sites through local/account‑based resources. Negotiate contracts with selected vendors and manage performance of all contracted vendors, consultants, etc. Identify and address potential liabilities and risks (fee, reputation, errors and omissions) with Market Leader. Provide on‑site supervision to ensure performance criteria are met. Demonstrate proficiency in PDS technology for assigned projects. Actively manage PDS staff, ensuring adherence to company policy, staff development, performance management, and team motivation. Qualifications Bachelor’s degree in Architecture, Engineering, Construction Management, Business Administration or related field (Master’s preferred, certification preferred). 15+ years of related experience with 5+ years of management experience. Ability to contribute to the strategic direction of the assigned department or practice area. Advanced project‑management skills with expertise in project‑management business. Expertise in client relations, client management, and consulting. Excellent verbal and written communication skills. Highly organized with strong analytical skills. Proficient working knowledge of accounting and financial reporting, budgeting, scheduling, and processes as they relate to corporate real‑estate, design and construction. Software skills: Microsoft Office applications, MS Project. Compensation & Benefits Annual salary range: $148,750.00 – $175,000.00.
