Job Type: Commission Based (Details below on pay plan $150,000-$250,000 1st Year with earnings beginning within weeks, not months. Most business brokerages make you wait until the business sells to get paid, you will get paid a portion of your commission upon the business listing for sale, which usually happens a few days after you initially contact them.)

We guide clients through valuation, marketing, negotiation, & closing. We are growing our team and looking for a driven Associate Business Broker . You will have the opportunity to become a Business Broker within 12-18 months which comes with even more significant earnings potential.

Role Description

As an Associate Business Broker , you will work closely with a senior broker. You will primarily be in charge of prospecting for new business alongside the senior broker. This is a client-facing, high-earning potential role for a strong relationship builder. It requires daily face to face interactions inside of the business community Mon.-Fri. while businesses are usually in operation & the owner is likely to be present, networking, cold calling & dropping drop cards on businesses during the hours that they are closed/weekends or if the business owner is not available at the time you stop by.

Key Responsibilities

Source Listings: Prospect for & build relationships with business owners who want to sell their businesses. At any given time, 15%-20% of business owners are actively ready to sell their businesses or preparing to sell. It is our job to get in front of them at that time & the primary & best method to accomplish that is to get out into the business community every single day. This is your one and only focus, get new listing meetings set up! Full training will be provided on methods & techniques that have worked for our team over the past 2 decades. Be ready to hit both the streets & the phones hard!

Typical day in the life of an Associate Broker includes walking into local businesses, asking to speak with the owner & then simply confidentially identifying yourself & asking if the business owner would consider selling their business at this time. Repeat that same process over & over daily and it nets 5-7 listings per month, with extremely good months of 12-15 new listings.

Besides face to face cold outreach, you must be willing to make 500+ calls per week. Your lists have already been built for you and you will be using an auto dialer so you should be able to make 500+ calls in about 7-8 hours per week. The auto dialer is also provided to you.

Manage Buyers: Screen prospective buyers, qualify their funds, and have them sign Non-Disclosure Agreements (NDAs).

Sales Experience: 2+ years in B2B sales, commercial real estate, financial services, or business ownership.

Communication: Excellent verbal, written, and negotiation skills.

Drive: Self-motivated with a strong work ethic and comfort with commission-based or performance-linked pay.

Compensation Structure

This is a commission-only role with high, uncapped earning potential. Your income is tied directly to your productivity through 2 clear streams:

• Listing Pay: $1,000 paid for every business you successfully assist in listing for sale.
• Success Fee: 15% of the total company commission paid upon the final sale of the deal.

More detail description with case study as an example-

You will be paid $1,000 per listing at the time of the listing & then 15% of the total commission once the business is sold. Look at the listing payouts as a "base" as they are quick & consistent early on & the commissions on sold deals as bonuses. Your bonuses will FAR outweigh your base as the average commission is around $50,000 & once your pipeline is full you should be seeing 1-3 closed deals per month totaling over $20,000 a month in consistent closing commissions plus the $5,000-$10,000 per month in listing fees.

Anomalous deals 1-2 times per year will also present themselves and those will MAKE your entire year. A good example of one of those is a recent one that we worked on, 30 store franchised pizza chain restaurant owner. $65,000,000+ deal, $3,000,000+ commission. This one would pay you $1,000 listing fee (your "base"), then $450,000+ in a success fee upon sale. The prospective listing was found simply by walking into a local franchised pizza location and dropping a card for the owner who called back & started the conversation.
