Property Maintenance Manager

Position Title: Property Maintenance Manager (Houston Portfolio) Company: Beyond International Location: Houston, TX (On-site / Local portfolio travel) Position Type: Full-Time, Exempt Target Base Salary: $70,000 – $100,000 USD (Plus performance bonus) Job Summary Beyond International is seeking an experienced Property Maintenance Manager to oversee the technical operations, preventative maintenance, and physical asset preservation of our commercial and residential portfolio strictly within the Greater Houston area. This role focuses on managing our core local assets—including corporate office buildings, multifamily housing complexes, and retail facilities. The ideal candidate will possess hands-on technical expertise across mixed asset classes, manage local maintenance technicians, coordinate area vendors, and handle day-to-day facilities operations to maximize property performance. Key Responsibilities Houston Portfolio Operations Local Asset Oversight: Oversee daily maintenance operations tailored specifically to the unique needs of our Houston-based commercial office environments, multifamily residential spaces, and retail storefronts. Routine Site Inspections: Conduct regular, hands-on physical inspections across the Houston property footprint to ensure high standards of safety, curb appeal, and operational efficiency. Emergency Response: Serve as the primary local escalation point for property emergencies, ensuring swift resolution of HVAC, plumbing, structural, or security issues. Team Leadership & Capital Projects Staff Supervision: Directly lead, schedule, and mentor our local team of maintenance technicians, groundskeepers, and facility engineers. Vendor Coordination: Source, vet, and manage local contractors for specialized repairs, routine landscaping, waste management, and HVAC central plant servicing. CapEx Assistance: Help plan local capital expenditure (CapEx) projects, manage contractor bidding, and oversee on-site execution for roof replacements, facade upgrades, and MEP modernizations. Budgeting & Compliance Cost Control: Manage the local maintenance operating budget, monitor utility consumption, and control parts and material inventory to reduce waste. Regulatory Compliance: Ensure all properties comply with City of Houston building codes, Texas health and safety regulations, HUD/Fair Housing guidelines (multifamily), ADA storefront access (retail), and OSHA standards. System Management: Utilize Yardi daily to assign work orders, track asset lifecycles, log local inventory, and expedite multifamily vacancy turns. Qualifications & Skills Experience & Education Multi-Class Competency: 5–7 years of experience in property maintenance management, with a proven track record handling a mix of local office, multifamily housing, and retail facilities. Houston Market Knowledge: Deep familiarity with local vendors, regulatory codes, and weather-related building challenges unique to the Houston region. Supervisory Experience: Minimum 2–3 years of experience directly supervising on-site maintenance technicians or technical field crews. Certifications & Technical Skills Technical Mastery: Strong working knowledge of commercial central plant HVAC, building automation systems (BAS), commercial electrical distribution, and residential building systems. Required Certifications: Universal EPA/CFC Certification required; Certified Apartment Maintenance Technician (CAMT) or facility management certifications preferred.
