Service Manager

Job Overview As the Service Manager , you’ll lead a skilled maintenance team through the unique demands of launching a new property—making sure every home, common area, and amenity is in top shape from day one. You’ll oversee all aspects of community maintenance, from responding to resident service requests to troubleshooting plumbing, electrical, and HVAC issues. You won’t just manage—you’ll roll up your sleeves to ensure quality, safety, and timeliness. You’ll also coordinate landscaping, vendor services, and preventative maintenance programs to keep the property looking and running its best. On the administrative side, you’ll handle ordering and managing supplies, tracking budgets, hiring and training team members, and keeping detailed maintenance records. Your leadership will set the tone for a smooth lease‑up experience, ensuring every resident feels confident that their home is cared for by a team they can trust. What We Are Looking For HVAC Certified Lease‑Up experience a must Proven experience as an HVAC Service Manager or a similar role Strong knowledge of HVAC systems, components, and controls Leadership and team‑management skills with a focus on collaboration Excellent problem‑solving and decision‑making abilities Familiarity with budgeting and cost‑control principles Effective communication with team members, vendors, and residents Relevant HVAC certifications and licenses Familiarity with property‑management operations is a plus Valid driver’s license, clean driving record, and reliable vehicle for on‑call duties Own basic tools Ability to lift 50+ lbs and navigate multiple flights of stairs daily Strong customer‑service skills and a can‑do attitude What You Will Do Deliver impeccable resident service and maintain high satisfaction Craft and manage cost‑saving initiatives and the operational budget Respond to resident requests within 24 hours Guide the maintenance team’s hours, focus, and on‑call schedule Lead by example, providing mentorship and coaching Prepare vacant apartments for move‑ins, ensuring repairs and replacements meet standards Perform a range of tasks—painting, electrical work, HVAC, pool maintenance—as needed Keep grounds pristine, address emergencies promptly, and identify hazards Oversee vendor relationships, supplies, and procurement through Appfolio Maintain a well‑stocked maintenance shop while avoiding unnecessary spending Uphold loss‑prevention initiatives and manage the OpEx maintenance budget Schedule vacancies for 5‑day turnarounds and assign service requests for a 24‑hour turnaround Manage security‑deposit dispositions and attend required meetings Benefits and Perks PTO, health/dental/vision/life insurance, 401(k) matching, learning/educational incentives, Volunteer Time Off, well‑being programs, company events, self‑improvement/productivity tools, and the incredible feeling of making a difference.
