Job Title: Portfolio Manager – Real Estate

  Location: Memphis, TN (On-site)

  Salary Range: $36,000 – $72,000 per year (based on experience)

  Job Type: Full-Time

Main Duties:

Rehab & Renovation Management

• Walk properties at acquisition or turnover and put together a scope of work and budget

• Get bids from contractors, compare them, and recommend who to hire

• Schedule and sequence trades such as demo, plumbing, electrical, HVAC, flooring, paint, and finish work, etc

• Visit job sites regularly to check quality, progress, and safety

• Keep projects on schedule and within budget, and flag change orders early

• Handle permits and inspections, and make sure work meets local code

• Do a final punch-list walkthrough and confirm each unit is rent-ready

Maintenance Coordination

• Receive and triage tenant maintenance requests, prioritizing emergencies

• Dispatch the right vendor or handyman and follow up until the job is closed

• Schedule preventive maintenance, such as HVAC servicing, gutter cleaning, and smoke detector checks

• Keep a reliable network of vendors and contractors and track their performance

• Coordinate access with tenants and communicate clearly on timelines

Admin & Reporting

• Coordinate to track work orders, costs, and project status to the team

• Review and approve contractor invoices against the scope of work

• Keep before-and-after photos and project records

• Give the owner or manager regular updates on active projects and spending

What We're Looking For

• 2+ years in construction, property rehab, property maintenance, or project coordination

• Working knowledge of residential building systems and renovation costs

• Strong organizational skills, with the ability to juggle several projects at once

• Comfortable negotiating with and holding contractors accountable

• Clear, professional communication with tenants, vendors, and owners

• Valid driver's license and reliable transportation to visit properties

Nice to Have:

• Experience managing apartments or commercial buildings

• Familiarity with the Memphis real estate market

• Nice to have: hands-on trade skills, knowledge of property management software, bilingual
