Property Inspector

Description

The Inspector helps ensure assigned Village Realty accommodations are clean, safe, functional, accurately presented, and guest ready before arrival. The role conducts detailed post-clean and property-readiness inspections, verifies housekeeping and presentation standards, identifies cleaning, maintenance, inventory, damage, safety, and access concerns, documents findings in company systems, and coordinates timely correction with housekeeping, maintenance, operations, and guest-service teams. The Inspector serves as an important final quality-control checkpoint and supports consistent property standards and a strong guest experience.

Essential Responsibilities
• Conduct detailed inspections of assigned guest accommodations, rental properties, and related areas using Awayday standards, checklists, property instructions, and established readiness timelines.

• Verify cleanliness, sanitation, bed and linen presentation, amenities, supplies, furniture placement, appliances, lighting, climate controls, doors, windows, locks, access devices, and other guest-facing property features within the scope of the inspection.

• Identify and document missed cleaning, presentation deficiencies, damage, maintenance needs, safety hazards, pest concerns, missing or low inventory, lost-and-found items, unusual property conditions, and other issues that may affect guest readiness.

• Complete inspection records accurately in approved company systems, including status updates, checklist results, notes, photographs, issue descriptions, and other required documentation.

• Coordinate routine corrections with housekeeping, maintenance, operations, and other responsible teams; re-inspect corrected items when required and confirm readiness before releasing the property within delegated authority.

• Monitor assigned inspection workload, arrival deadlines, priority properties, early arrivals, late departures, and open corrective items; communicate delays, unresolved issues, and readiness risks promptly.

• Protect guest privacy, owner belongings, keys, access credentials, company property, and confidential information while entering and inspecting properties; follow access-control, lost-and-found, and security procedures.

• Communicate clear, objective, and professional inspection findings to housekeepers, leads, managers, maintenance personnel, and guest-service or operations teams without altering standards or overlooking deficiencies.

• Support periodic deep-clean, preventive-maintenance, inventory, safety, quality-audit, or property-condition inspections as assigned and provide accurate documentation for follow-up.
Decision Making and Scope
Primary decisions: May determine whether assigned properties meet established cleanliness and guest-readiness standards, identify routine corrective actions, request re-cleaning or maintenance follow-up, prioritize inspections based on arrival deadlines, and hold a property from ready status when material deficiencies remain within delegated authority.

Escalation points: Escalate safety hazards, suspected biohazards, significant property damage, missing or suspicious items, security concerns, pest activity, maintenance emergencies, repeated quality concerns, unresolved deficiencies, inability to meet readiness deadlines, guest or owner disputes, and situations outside delegated authority.

Financial or asset responsibility: Accountable for assigned keys or access credentials, inspection devices and equipment, accurate property-condition and readiness records, and the proper care of guest, owner, and company property encountered during inspections.

Requirements

Required Qualifications

• Education: High school diploma or equivalent preferred. Equivalent combinations of housekeeping, hospitality, property-operations, inspection, or quality-control experience and relevant training may be considered.

• Experience: One or more years of housekeeping, hotel, vacation-rental, residential cleaning, property operations, quality assurance, inspection, or related experience preferred. Experience evaluating cleaning or property-readiness standards is strongly preferred.

• Licenses and certifications: Maintain any safety, driving, chemical-awareness, or other certification required by law, assigned duties, or company policy. A valid driver license may be required when travel between properties is essential.

• Technology: Ability to use a smartphone or mobile device, inspection or task-management applications, messaging tools, camera functions, and other company systems required to receive assignments, complete checklists, document findings, update status, and communicate issues.

• Other requirements: Ability to work a flexible hospitality schedule that may include early mornings, evenings, weekends, holidays, seasonal schedule changes, and overtime; move throughout properties and inspect detailed areas; travel between assigned properties when required; and work independently while meeting time-sensitive arrival deadlines.
Preferred Qualifications

• Vacation-rental, hotel, resort, lodging, residential cleaning, property-management, quality-assurance, or hospitality inspection experience.

• Demonstrated ability to identify cleanliness and presentation deficiencies, notice maintenance or safety concerns, document findings accurately, organize work across multiple properties, and communicate corrective needs clearly.

• Experience with turnover inspections, housekeeping quality control, property-readiness verification, mobile inspection systems, photographic documentation, inventory checks, or multi-property operations.
Knowledge Skills and Abilities

• Housekeeping and property-readiness standards, cleaning and sanitation expectations, room and property presentation, turnover workflows, quality-control inspection practices, and basic property-condition assessment.

• Recognition of common safety hazards, maintenance concerns, damage, pest indicators, access or security issues, cleaning-product concerns, and conditions requiring escalation rather than direct correction.

• Exceptional attention to detail, observation, organization, time management, task sequencing, route planning, and accurate completion of checklists, photographs, notes, and readiness documentation.

• Ability to distinguish cosmetic, cleaning, maintenance, inventory, safety, damage, and security issues; determine routine next steps; and communicate or escalate findings objectively and promptly.

• Ability to understand property instructions, inspection criteria, guest-readiness standards, safety information, operational updates, and mobile-system workflows and apply them consistently across different properties.

• Reliability, integrity, service orientation, independence, discretion, consistency, sound judgment, care for guest and owner property, and willingness to uphold standards even under time pressure.

Physical Requirements

• Frequently stand and walk throughout properties and between multiple locations during a shift.

• Occasionally sit, bend, stoop, crouch, climb stairs or ladders, and reach above and below shoulder level to inspect detailed areas.

• Frequently use hands and fingers to operate a smartphone or mobile device, complete digital checklists, and take photographs.

• Occasionally lift, carry, push, or pull items weighing up to 25 pounds.

• Frequently communicate verbally and use near and distance vision to identify cleaning, maintenance, and safety issues.

• Work indoors and outdoors in guest homes and rental properties, with possible exposure to heat or cold, wet or slippery surfaces, stairs or uneven terrain, cleaning products, dust, noise, and animals.

• Drive between assigned properties as required.
