Four years' experience in building operation and maintenance work. (Formal training or education related to building operation and maintenance may be substituted on a year-for-year basis for the required experience.) Knowledge, Skills, and Abilities (Entry Level):
Knowledge of the operation, maintenance, and routine repair of building facilities, systems, and equipment, including heating, air conditioning, electrical, and/or plumbing systems and equipment. Skill in the operation and maintenance of building systems and equipment. Skill in using manual and power tools and equipment required to perform repair and maintenance of building facilities, systems, and equipment. Skill in interpreting building plans and sketches. Ability to understand and practice safety and security procedures for correctional facilities. Ability to understand and adhere to safety warnings on equipment and appliances. Ability to lead and instruct others. Ability to communicate clearly and concisely with coworkers, supervisors, vendors, and staff. Ability to follow instructions from supervisors to successfully complete the duties assigned Knowledge, Skills, and Abilities (Full Performance):
Knowledge of the County correctional buildings and building systems.
Knowledge of County and departmental rules, regulations, policies, and procedures governing performance of duties, especially safety and security procedures for County correctional facilities. - Performs general maintenance and routine repair throughout the facility.
- Operates, maintains, and performs routine repair to plumbing, electrical, heating, air conditioning, and ventilating systems and equipment for the facility.
- Performs routine carpentry, painting, or masonry tasks.
- Performs drywall plastering and changing ceiling tiles.
- Installs small kitchen and bathroom fixtures, appliances, and plumbing equipment.
- Repairs or replaces faucets and small pipes.
- Clears clogged drains, sewer, and water lines.
- Makes repairs to wiring and controls.
- Removes and replaces components in heating, air conditioning, or ventilating equipment. Installs and removes window units.
- Performs regular inspections of facilities and equipment.
- Assists skilled trades' workers with large or complex projects. Leads and instructs lesser-skilled workers on a project basis.
- Uses building plans and sketches to perform work.
- Prepares lists of needed tools, equipment, and supplies.
- Keeps records of work performed, time required, and material used.
- Follows established security procedures and reports observed security infractions.
- Operates a vehicle to travel between job sites and to transport supplies and equipment.
