Take Ownership of the Property – You look after small details that make a property feel like home. Responsibilities Identification of major areas of responsibility (not all-inclusive). Professional Image and Attitude Maintain a professional image and attitude in keeping with Prism Real Estate Services objectives and residents’ welfare. Report daily to the Property Manager and/or Head of Maintenance for assignments. Wear required uniform and identification. Grounds and Curb Appeal Keep grounds, garbage container areas, hallways, garages, and parking lots neat and orderly. Assist management/leasing staff with curb appeal and model unit detailing. Oversee and assist with all work associated with grounds upkeep. Work Orders Record work orders in the system, obtain resident permission, and complete within 24 hours when possible. Leave completed work order copies for residents and office filing. Analyze work orders for patterns or long‑term maintenance concerns. Building & Common Area Maintenance Perform routine maintenance of building exteriors, interiors, and common areas. Assist with annual inspections for preventative and restorative repairs. Perform electrical, plumbing, carpentry, and preventive maintenance tasks. Maintain tools and workshop area. Treat vendors with respect, fairness, and honesty; vendors may not charge materials on property accounts. Turnovers Turn vacant units and make them market‑ready within 3‑5 days. Paint units as needed. Change locks and issues keys on all vacant units. Vehicle Use / Mileage Supply Transport Use approved licensed drivers for maintenance vehicles or carts. Mileage for travel on the property is not reimbursed. Mileage is paid through payroll. On‑Call Emergencies Participate in 7‑day rotating emergency calls; respond within 15 minutes. Do not respond while intoxicated. Emergencies include life‑safety issues, floods, fires, earthquakes, and major property threats. Safety Adhere strictly to safety policies and procedures. Prohibited from carrying weapons. Skill Requirements Knowledge of Prism policies and procedures for property maintenance. Knowledge of HUD regulations regarding housing quality standards. Knowledge of building and grounds maintenance practices, tools, materials, electrical, plumbing, HVAC, painting, carpentry, and groundskeeping. Knowledge of occupational hazards and safety precautions. Ability to administer a comprehensive maintenance program for a public housing site. Ability to analyze inspection information to determine maintenance needs and quality of services. Ability to develop efficient and timely completion plans. Ability to maintain orderly records. Ability to communicate effectively orally and in writing. Ability to maintain effective working relationships with supervisors, sub‑workers, co‑workers, residents, contractors, and the public. Ability to read, understand, and work from sketches and blueprints. Qualifications HVAC certified, where applicable. Willingness to work in other areas such as janitorial, custodial, gardening, painting. Valid driver's license and up‑to‑date vehicle insurance. Use of personal automobile for local job‑related travel and pickup. Neat, clean, and appropriate appearance. Pass Prism Criminal Background check before employment. Successful completion of LMS Training Program upon employment. Physical Requirements May require heavy lifting (up to 50 pounds), bending, kneeling, stooping, climbing, balancing, and carrying. Must be able to see, hear, speak, listen, and perform duties as instructed. Education High School Diploma or equivalent required. Experience Experience in multi‑family property maintenance is highly preferred but not required.
