Job Description Summary Responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Performs all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Essential Responsibilities Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals: greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move‑in and lease signing. Inspects apartments prior to resident move‑in to ensure move‑in ready condition and schedules any required maintenance with the team. Stays informed about market and competitor conditions that may impact occupancy and sales, and develops and implements short‑ and long‑term marketing plans and goals to sustain occupancy, following the community’s policies on concessions, specials, and other programs. Designs and executes marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and other community‑specific plans, drives, and special programs. Uses the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about residents. Ensures show units meet the Company’s standard for show quality by inspecting daily marketing corridors and leasing tours, communicating maintenance needs, merchandising show units and model units, and preparing the leasing office for daily leasing activities. Follows up with prospects and new residents by email, thank‑you notes, cards, or phone calls to finalize lease decisions and renewals. Executes lease renewal program activities by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns, taking prompt action to resolve problems and convey requests to the appropriate individuals. Required Licenses or Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on the property. Physical Demands Able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Capable of work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Ability to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance. May be required to travel for assistance at other properties, training, or business meetings. Will work a flexible schedule, including evening, weekend, and holiday call‑outs. The hourly range for this position is $15.50–$17.50. Additional Compensation Employee pay within the posted range depends on business requirements, prior experience, current skills, and geographic location. Corporate Positions: Eligible for a quarterly or annual bonus based on company and individual performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
