Apartment Maintenance Supervisor

YEAR-ROUND STABLE 40 HOUR WORK in Fairborn Ohio at Arlington Village Apartments! Position : Apartment (Multifamily) Maintenance Supervisor Schedule : 8:30 AM - 5:30 PM Monday through Friday; on‑call once every 3 weeks ($100 bonus per on‑call week, minimum 1.5 hours paid for call outs) Compensation : $28‑30 per hour plus a quarterly bonus up to $1,000, $500 a year in tool reimbursement, and more. Location : Arlington Village Apartments, 1733 Arlin Place, Fairborn, Ohio. Benefits Competitive pay Annual reviews with the opportunity for a raise Quarterly maintenance bonus structure, up to $1,000 every 3 months On‑Call Bonus: $100 a week and minimum 1.5 hours for any emergency handled 401(k) annual match Medical, dental, and vision insurance options Life and Disability Insurance Paid Holidays (they start when you start) Paid Time Off: 1st Year = 80 hours, 2‑4 Years = 120 hours, 5+ Years = 160 hours 20% off rent at any of our owned communities Paid additional training/school Tuition reimbursement program Yearly anniversary gifts Tool reimbursement program , up to $500 per year Boot and work pant reimbursement program Longevity bonus option: every 5th year, choose either 3 weeks of PTO that year or a $2,000 bonus check Responsibilities Ensure all work orders are completed in a timely manner based on priority Make ready / turn units between tenants Paint or stain interior and exterior surfaces Work with the Property Manager on a monthly budget review Manage and adapt a preventive maintenance program Tackle exterior structural maintenance as needed Manage coverage of a 24/7 emergency cell phone Snow removal (when applicable) Pool maintenance (when applicable) Assist in capital projects including, but not limited to, rehab and/or major repairs Assist in managing third‑party vendors, including gathering three bids for projects Qualifications 2+ years of maintenance experience, including 2+ years in multi‑family housing HVAC EPA certification required Experience managing and supervising 3+ employees Drywalling, painting, and carpentry skills Working knowledge of plumbing, including sweating copper pipe Working knowledge of electrical, including outlets, switches, and light fixtures Knowledge of repairing and diagnosing appliances such as refrigerators, stoves, dishwashers, and garbage disposals Water heater knowledge for both electric and gas units A physical demonstration of your ability to complete the basic job duties will be required during the interview process.
