Project Manager

The Project Manager is responsible for managing internal development projects or third-party fee-based projects through all required stages of development and construction management from design phase to closeout, with major emphasis on managing contractors, consultants, entitlement, budget, cost, schedule, quality control, and documentation. The ideal candidate will be responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope. They will also effectively monitor and present project updates to relevant stakeholders, clients, or project team members. What You'll Do Manage projects through all phases: research, design, pre-construction, construction, and closeout. Research each project's characteristics and potential challenges, and make recommendations accordingly. Identify and coordinate architects, engineers, consultants, and general contractors—including RFPs/RFQs, interviews, reference checks, contract negotiations, and ongoing management. Lead design, pre-construction, and weekly owner's meetings; monitor budgets and schedules. Oversee construction progress with site visits, quality checks, draw approvals, and change-order management. Maintain organized project documentation and drive smooth turnovers, punchlists, and warranty items. Identify issues early and propose solutions. Conduct project underwriting and update pro forma assumptions throughout design and bidding. Complete post-project reviews and recommend process and policy improvements. Uphold TSG's quality control standards, ensuring vendor compliance and a clean, professional presentation at jobsites, sales centers, and marketing materials. Collaborate with internal teams to deliver a seamless client experience and maximize profitability. Perform other project management duties as needed. What You Bring Experience managing development or construction projects. Strong communication, organization, and customer-service skills. Ability to manage multiple priorities and work independently. Proficiency with Microsoft Office; familiarity with project management tools is a plus. Detail-oriented, proactive, and comfortable coordinating many moving parts. Knowledge, Skills & Abilities This role requires adept abilities in all Office Products, including Word, Excel, Project, and Publisher, as well as Adobe Acrobat or Bluebeam products. Experience in project management software is preferred, but can be taught. This role will require education on new software programs to assist with company tasks as needed.
