Project Superintendent – Multi-Family Housing

Position Summary

We are seeking an experienced and highly organized Project Superintendent to oversee the day-to-day construction activities of multi-family housing projects. The Project Superintendent will be responsible for managing on-site operations, coordinating subcontractors and vendors, maintaining project schedules, ensuring quality workmanship, and promoting a safe and productive job site.

The ideal candidate will have strong knowledge of residential or multi-family construction, excellent communication and leadership skills, and the ability to effectively manage multiple priorities while ensuring projects are completed safely, on time, and according to plans and specifications.

Essential Duties and Responsibilities

• Manage and supervise all daily construction activities on assigned multi-family housing projects.
• Serve as the primary on-site leader and point of contact for subcontractors, vendors, inspectors, and project team members.
• Coordinate and schedule subcontractors, material deliveries, inspections, and other construction activities.
• Review construction drawings, plans, specifications, and project documents to ensure work is completed correctly.
• Monitor project progress and maintain the construction schedule.
• Identify potential scheduling issues, delays, conflicts, and other obstacles and work proactively to resolve them.
• Conduct regular job site inspections to ensure quality standards and project specifications are being met.
• Ensure all work complies with applicable building codes, regulations, plans, specifications, and company standards.
• Maintain a clean, organized, and safe construction site.
• Enforce company safety policies and OSHA requirements and address unsafe conditions immediately.
• Coordinate with the Project Manager, architects, engineers, owners, and other project stakeholders as needed.
• Track and communicate project progress, milestones, and potential issues to management.
• Review completed work and coordinate inspections, punch lists, corrections, and final completion activities.
• Monitor subcontractor performance and hold subcontractors accountable for schedule, quality, safety, and workmanship.
• Assist with material procurement and ensure materials are available when needed to prevent delays.
• Verify that materials and workmanship meet project requirements.
• Maintain accurate daily logs, project documentation, photographs, inspection records, and other required reports.
• Participate in project meetings and provide updates regarding construction progress and job site conditions.
• Assist in identifying and resolving construction-related issues in a timely manner.
• Coordinate the transition from construction through project completion and turnover.
• Maintain professional relationships with subcontractors, vendors, inspectors, residents, and other stakeholders when applicable.
• Perform other duties as assigned.

Qualifications

• Minimum of 5 years of construction experience , with significant experience in residential or multi-family construction preferred.
• Previous experience as a Construction Superintendent, Project Superintendent, Assistant Superintendent, or similar role .
• Strong understanding of multi-family construction processes, including site work, foundations, framing, roofing, MEP systems, drywall, finishes, and final completion.
• Ability to read and interpret construction plans, blueprints, specifications, and schedules.
• Strong knowledge of construction methods, materials, building codes, and safety requirements.
• Demonstrated ability to coordinate multiple subcontractors and construction activities simultaneously.
• Strong leadership and problem-solving skills.
• Excellent communication and organizational skills.
• Ability to identify potential problems before they impact the project schedule or budget.
• Ability to work independently and make sound decisions in a fast-paced construction environment.
• Proficiency with Microsoft Office and construction/project management software preferred.
• OSHA safety training or certification is preferred.
• Valid driver's license and reliable transportation required.

Physical Requirements

• Ability to walk and stand on active construction sites for extended periods.
• Ability to climb stairs, ladders, and uneven surfaces as required.
• Ability to work outdoors in varying weather conditions.
• Ability to occasionally lift and carry materials or equipment.
• Ability to wear required personal protective equipment (PPE).

Work Environment

This position is primarily based at active multi-family construction job sites. The Project Superintendent must be comfortable working in a fast-paced environment and around construction equipment, materials, subcontractors, and other job-site activities.
