Maintenance Technician

Summary Along with the Community Manager, the Maintenance Technician II is responsible for overseeing the physical assets, general maintenance repairs, apartment make‑readies, preventive maintenance and construction or rehabilitation projects for an apartment community. The role also involves maintaining an adequate inventory of supplies for repairs and monitoring the monthly maintenance budget. The position offers the possibility of promotion to "Maintenance Supervisor" and requires a flexible schedule, including weekends, on‑call and some holidays. Essential Duties and Responsibilities Under direction of the Community Manager or Maintenance Supervisor, performs maintenance activities for the apartment community with other maintenance staff. Coordinates with the Maintenance Supervisor and Community Manager on apartment walk‑throughs, move‑in/move‑out reports, and make‑ready scheduling. Establishes weekly / daily maintenance employee assignments and vacation scheduling. Assists in maintaining exterior grounds and curb appeal. Performs maintenance repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall. Identifies, corrects and reports hazardous community conditions. Responds to resident and management requests and work orders for occupied apartments. Uses Service Request system to prioritize requests and determine emergency responses. Coordinates warranty work orders with vendors. Schedules and prepares vacant apartments for move‑in, including make‑ready inspections. Ensures all repairs/replacements required for apartment occupancy are completed. Removes all trash from apartments before, during, and after make‑ready activities. Inspects the property daily for maintenance needs and liability hazards. Schedules and performs preventive maintenance on equipment and apartments per the NHE schedule. Orders supplies while managing the maintenance budget and obtains prior approval for large or unbudgeted expenditures. Attendance is an essential job function. May be requested to assist in other communities. Assists with hazardous weather events (fires, floods, freezes, etc.). Participates in industry and company training programs as required. Monitors vendors for performance and quality control. Performs tasks of subordinate associates as needed. Performs any other duties requested or assigned by a supervisor or manager. Knowledge, Skills and Abilities Proficient use of computer systems. Operating a propane torch (plumbing), steam‑clean/shampoo machine, key machine, sewer machine, manifold gauges, vacuum pump, recovery machine, leak detector, pressure washer, volt meter, paint sprayer, air conditioners, appliances, water heaters, welding torches (A/C), and various hand tools. Ability to perform all aspects of apartment make‑ready. Uses independent judgment to determine actions, priorities, and emergencies. Manages moderate‑to‑high stress levels from meeting deadlines and re‑prioritizing activities. Exhibits excellent interpersonal skills when interacting with residents, vendors, contractors, supervisors, and coworkers. Organizes multiple tasks and prioritizes duties and responsibilities. Displays attention to detail. Works with minimal direction while maintaining confidentiality and professionalism. Team player with strong work ethic. Supervisory Responsibilities Under direction of the Community Manager and Maintenance Supervisor, may supervise Apprentice Technicians or Maintenance Technician I. Qualifications Prior apartment maintenance experience is required. Ability to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, major appliances, pool and spa equipment, gates, phone jacks, irrigation systems, etc. Valid driver’s license and reliable transportation for service calls. EPA certification to purchase and recover refrigerant. Minimum 3 years general maintenance experience and/or at least 2 years multi‑family experience. Education and Training High School Diploma or equivalent required; some college or trade school preferred. Freon Recovery Certification Type I and II or Universal. Certified Apartment Service Technician (CAMT) preferred. Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher and first aid preferred. Certified Pool Operator preferred. Required city or state certifications/permits for pool operations, maintenance, electrical, plumbing, HVAC, etc. Painting experience. Physical Demands Hand use for finger, handle, feel; talk or hear. Repetitive standing, walking, bending, crouching, pushing/pulling, lifting up to and in excess of 50 pounds, climbing ladders/stairs, rooftop walking. Manual dexterity for small‑motorized equipment such as hand/wrist, gripping, elbow motion. Normal hearing, vision (color, distance, peripheral), and depth perception; ability to adjust focus for machines, wiring, and equipment. Use of safety equipment (back belts, goggles, masks, gloves). Exposure to outdoor elements (heat, cold, damp, rain). Potential chemical, electrical, machinery, lifting hazards; ability to use power tools safely. Regular overtime and after‑hours service calls. Working Conditions and Environment Work is performed both indoors and outdoors at the properties managed by NHE. The environment is mobile, with moderate noise levels.
