Amenities include: The Lakehouse – office and gathering space, community pools, fitness center, dog park, sport courts, putting green, and community parks.Role SummaryThe Onsite Maintenance Lead / Facilities Manager is responsible for the leadership, administration, maintenance, preservation, safety, and appearance of all Association-owned facilities, amenities, equipment, infrastructure, and common areas.ResponsibilitiesLeadership and Staff ManagementSupervise, mentor, train, and develop Maintenance and Grounds personnelConduct hiring, onboarding, coaching, performance evaluations, and employee development activitiesCoordinate staff schedules, assignments, and emergency coverageFacilities and Grounds OperationsOversee maintenance and appearance of all Association-owned facilities and amenitiesConduct regular inspections and identify maintenance, repair, replacement, and safety needsEnsure facilities remain safe, attractive, and operationalPreventative Maintenance Program AdministrationDevelop and maintain preventative maintenance programsMaintain maintenance records and service historiesImplement long-term corrective solutions for recurring issuesWork Order and CiraNet AdministrationManage maintenance work orders through CiraNet or Association softwareEnsure timely completion and documentation of work ordersMonitor response times and service qualityContractor and Vendor ManagementCoordinate contractor and vendor activitiesSolicit bids and prepare bid comparison analysesMonitor contractor performance and complianceAsset Management and Reserve PlanningMaintain equipment, tools, FF&E, and asset inventoriesMaintain warranty records, maintenance histories, and facility documentationSupport reserve studies and capital planningBudget Administration and Financial ManagementAssist with annual maintenance budget preparationMonitor expenditures and inventory costsEvaluate cost-saving opportunitiesSafety, Compliance, and Risk ManagementConduct safety inspections and identify hazardsComplete incident reports and support insurance claimsEnsure compliance with safety and regulatory requirementsResident Service and Community RelationsRespond professionally to maintenance-related concernsPromote resident satisfaction and community appearanceServe as a positive representative of the AssociationDisclaimerThis description is not intended to be an exhaustive list of duties.
