Position Summary The Environmental Services Manager plans, organizes, supervises, coordinates all facilities activities for Thunderbird Treatment Center. Including the necessary maintenance functions which for the physical structures, HVAC, mechanical, electrical systems, utilities and grounds. Champions performance improvement activities within the agency and participates in CQI activities. Assures competency of all personnel. Assists in formulating the budget. Maintains efficient and effective department operation while requiring compliance with all federal, state and local regulatory laws, and licensing and accreditation standards and protocols. Organizational Structure/Reporting Relationships This position reports directly to the EVS Director and is part of the Operations team. This position has direct reports. Job Responsibilities Reports to the Facilities/Security Director regarding the physical and structural conditions of all SIHB facilities and the status of work in progress. Monitors departmental personnel matters to include training, evaluating work performance, promotion, counseling, and discipline. Develops, evaluates and implements departmental policies and procedures, goals and objectives , and standards of work for the maintenance and security department. Monitors repair of medical equipment, buildings and building systems. Participates in the development and applications of standards of quality and productivity for the Maintenance and Security Department. Administers and implements the preventative maintenance program to ensure uninterrupted operation of the entire physical plant. Monitors it s applications to assure maximum effectiveness and provides appropriate documentation of the same. Coordinates the repair of equipment or recommends the replacement of or additions to hospital equipment as necessary. Works closely with other departments and administration. Negotiates priorities, plans work schedules, and prepares job assignments, orders materials, supplies and parts. Recommends use of outside specialty contractors as circumstances indicate . Schedules and supervises maintenance repair work, alterations, trash removal, remodeling, minor construction, installation and servicing of mechanical and electrical equipment and building systems. Maintains an inventory of parts and supplies to maximize the operational readiness of SIHB building systems and equipment with due respect to the limitations of cost, regulations and relative priorities. Responsible for the selection and coordination of all maintenance service contractors and ensures all contractual provisions are met along with established codes. Performs preventative maintenance programs of fire alarm system according to National Fire Prevention Association criteria. Responsible for the development of policies and procedures relative to fire and safety. Maintains records, audits time cards and prepares statistical and operating reports. Participates in performance improvement . Oversees the daily performance and grounds care of the SIHB’s sites to assure a uniform and satisfactory landscaped appearance. Maintains compliance with AAAHC, CARF, federal, state and local standards and regulations. Completes annual education requirements. Maintains and ensures HIPPA compliance at all times . Works at maintaining a positive, good rapport and a cooperative working relationship with all SIHB staff. Maintain Test of Safety records for sprinkler system , smoke detector devices and pull stations. Conduct fire drills as mandated. Effectively and consistently communicate administrative directives to personnel and encourages interactive departmental meetings and discussions. Complies with all organizational policies regarding ethical business practices. Communicates and models commitment to the mission, vision, values and theory of change. Actively participates in and guides internal quality improvement teams. Works with members proactively to drive quality improvement initiatives in accordance with the mission and strategic goals of the organization, federal and state laws and regulations, and accreditation standards. At all times demonstrates cooperative behavior with supervisors, subordinates, colleagues, clients and the community. Works extremely well under pressure; meets multiple and often competing deadlines. Responsible for keeping lawns mowed and neatly trimmed, shrubs neatly trimmed, trash receptacles emptied regularly as needed, parking lots clear of debris, parking lots, walks and outside walking areas outside hospital clear of ice and snow during winter months. This also includes rental buildings, etc . Actively participate in internal quality improvement teams and work with members proactively to drive quality improvement initiatives in accordance with the mission and strategic goals of the organization, federal and state laws and regulations, and accreditation standards, when assigned. Other job-related duties as assigned Background Qualifications Required: High School diploma or GED Minimum one year experience in related facilities and grounds maintenance. Valid WA Driver’s with safe driving record Current, valid liability insurance Ability to operate agency vehicles in accordance with agency policies Familiarity with the health and social issues facing American Indians/Alaska Natives and a desire to promote the delivery of appropriate health services to this population. Ability to lift 60 lbs. Ability to work flexible schedule to include weekends and evenings, if needed. Ability to successfully complete a background check required .
