Escrow Officer

Responsibilities Responsible for handling real estate transactions by establishing new escrow accounts, managing funds, processing documents for closings, and completing settlements in accordance with established policies and procedures. Acts as a neutral liaison between file parties, adheres to company policy, and monitors and mitigates risk to the company. Complete real‑estate escrow transactions by determining requirements, clearing titles, assembling, preparing, and reviewing closing documents, and disbursing funds. Determine closing requirements by studying and clarifying buyer, seller, and lender instructions. Order title reports for issuing title insurance, resolve title defects, and satisfy existing liens and encumbrances against property or principals. Establish escrow account by depositing funds and maintaining records. Prepare transaction documents by completing forms and statements, collecting and reviewing existing documents. Complete calculations by prorating taxes and interest. Compile closing transaction documents, review papers with parties, explain provisions and procedures, answer questions, check documents for completeness and accuracy, and obtain signatures. Close escrow by recording and filing documents, preparing and distributing final closing statements and title. Prepare settlement statement using lender instructions. Close escrow account by balancing and disbursing funds. Comply with regulatory requirements and enforce company policy. Update job knowledge through educational opportunities, professional publications, networks, and organizations. Other duties as assigned. Qualifications High School diploma or equivalent. 2–4 years of related experience. Experience directly handling escrow transactions as an escrow assistant preferably. Valid licensing or certification required by applicable state. Knowledge, Skills, and Abilities Familiarity with standard concepts, practices, and procedures within the escrow/title industry. Knowledge of Microsoft Office applications. Strong client‑relations and organizational skills. Ability to write reports and correspondence. Effective verbal communication before groups of customers or employees. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Detail‑oriented and professional; capable of handling confidential information. Ability to interact with multiple roles such as real‑estate sellers, buyers, agents, and brokers. Pay Estimated base pay range: $28.87 – $35.82 per hour (salary may vary based on location, experience, and business requirements).
