Senior Director Construction Services Procurement

SUMMARYThe Sr. Director, Construction Services Procurement drives strategy in partnership with the Development organization for procurement of critical construction related services which includes, but is not limited to, land development, data center design, construction, and commissioning. This role will be responsible for leading a team, recommending, and implementing best practices, while developing processes to ensure compliance related to the procurement of project-related needs. This role acts as a key leadership liaison between QTS and the data center industry’s top construction vendors, ensuring proactive and robust relationship management. The Sr. Director will develop long-term business strategies aligned with the multi-year needs of key labor forces in strategic regions for QTS. This leader will establish a process and deliver key outputs for historical vendor cost data that enable sophisticated cost modeling and budgeting for future projects. Lastly, this leader fosters multiple initiatives that optimize construction materials procurement, maximizing value for QTS via our vendor partners.ESSENTIAL DUTIES AND RESPONSIBILITIES - Other duties may be assigned. Lead strategic procurement team functions supporting development construction activities, focusing predominantly on personnel development, internal peer relationships, and value delivered to QTS through organizational effectiveness.Leveraging portfolio buying power against projected business needs to make strategic purchases, with high focus on technically excellent labor forces that enable QTS Data Centers to be built quickly at the highest possible quality.Manage strategic coordination with development leadership to optimize labor availability within specific project timelines.Deploy strategies that accelerate build schedules and optimize cost via data visualization and partner engagement.Lead team managing RFP processes supporting all development project needs, including RFPs for designers, construction managers, commissioning agents, third party services, etc.Accountable for team targeting and achieving cost savings through strategic sourced solution.Build relationships that enhance QTS ability to be leader in creating World’s Most Valuable Data Center Real EstateAnalyze category spend management opportunities, conducts research to understand the supply market and commodity trends, and deploy appropriate strategic plans and track KPI’s.Leads collaboration with key stakeholders to understand business initiatives and drive success of each initiative to meet company objectivesContinuously identifies and implements strategies and improvement initiatives to increase speed to market, improve quality, and result in a lower total cost of ownership.Continuously evaluates supplier performance to create and lead teams to improve supplier performance, as necessary.Understand business impacts and align with stakeholders to effectively assess risk levels, manage supply continuity, develop contingency plans, and establish risk management strategies to mitigate risk.
