Position Description: Position SummaryThe Risk Manager is responsible for developing, implementing, and maintaining the company’s enterprise risk management, insurance, claims, safety, compliance, and loss-prevention programs across a large multifamily portfolio.This position partners with executive leadership, property operations, maintenance teams, human resources, legal counsel, insurance carriers, brokers, lenders, vendors, and third-party administrators to identify and mitigate operational, financial, legal, environmental, and reputational risks. The Risk Manager will establish consistent standards across the portfolio, manage insurance and claims activity, monitor compliance, and promote a strong culture of safety and accountability.Essential ResponsibilitiesEnterprise Risk Management•\tDevelop and maintain a comprehensive risk management program for the company and its multifamily properties.•\tIdentify, evaluate, prioritize, and mitigate risks related to property operations, resident safety, employees, vendors, construction, technology, and business continuity.•\tMaintain a portfolio-wide risk register and track corrective actions.•\tConduct periodic risk assessments and provide recommendations to senior management.•\tPrepare regular risk reports, trend analyses, dashboards, and presentations for executive leadership.•\tEstablish risk policies, procedures, controls, and performance standards.Insurance and Coverage Administration•\tManage the company’s insurance program, including property, general liability, umbrella/excess liability, workers’ compensation, automobile, crime, cyber, directors and officers, professional liability, environmental, and other specialty coverages.•\tCoordinate annual renewals, exposure submissions, underwriting requests, loss runs, audits, and policy reviews.•\tWork with brokers and carriers to evaluate coverage adequacy, limits, deductibles, exclusions, endorsements, and risk financing alternatives.•\tConfirm that properties, vendors, contractors, and business partners maintain required insurance coverage.•\tReview certificates of insurance and ensure compliance with contractual and company requirements.•\tMaintain accurate insurance records and distribute coverage information to appropriate stakeholders.•\tSupport lender, investor, joint-venture, and ownership insurance requirements.Claims Management•\tOversee the reporting, investigation, evaluation, and resolution of property, liability, workers’ compensation, auto, and other claims.•\tEnsure claims are reported promptly and handled in accordance with policy requirements and company procedures.•\tCoordinate with insurance carriers, third-party administrators, adjusters, attorneys, investigators, and property personnel.•\tMonitor reserves, litigation exposure, settlement recommendations, recovery opportunities, and claim closures.•\tMaintain accurate claims data and identify recurring causes of loss.•\tAnalyze claims trends and implement corrective measures to reduce frequency and severity.•\tEnsure preservation of documents, photographs, surveillance footage, maintenance records, incident reports, and other relevant evidence.Safety and Loss Prevention•\tDevelop and administer property safety and loss-prevention programs.•\tEstablish standards for inspections, incident reporting, emergency response, fire and life safety, pool safety, fall prevention, security, and hazardous conditions.•\tConduct or coordinate property inspections and risk audits.•\tTrack deficiencies and ensure timely completion of corrective actions.•\tProvide training to property managers, maintenance personnel, regional teams, and corporate employees.•\tReview serious incidents and coordinate root-cause analyses.•\tPromote proactive measures to reduce resident injuries, employee injuries, property damage, crime, and other losses.•\tMaintain emergency preparedness and business continuity plans.Compliance and Regulatory Coordination•\tMonitor compliance with applicable federal, state, and local requirements affecting property risk and safety.•\tCoordinate with legal counsel regarding incidents, claims, litigation, subpoenas, regulatory inquiries, and reporting obligations.•\tSupport compliance with fair housing, accessibility, environmental, landlord-tenant, workplace safety, and privacy requirements as they relate to risk management.•\tAssist with internal audits, lender reviews, ownership reporting, and regulatory inspections.•\tDevelop and maintain risk-related policies, forms, checklists, and operating procedures.Vendor and Contract Risk•\tReview vendor and contractor agreements for indemnification, insurance, liability, waiver, and risk-transfer provisions.•\tEstablish minimum insurance and safety requirements for vendors and contractors.•\tMonitor vendor compliance through certificate tracking and periodic audits.•\tPartner with procurement, legal, construction, and operations teams on vendor onboarding and contract approvals.•\tEvaluate third-party risk associated with security providers, maintenance contractors, technology providers, restoration companies, and other critical vendors.Incident Response and Emergency Management•\tServe as a key contact during serious incidents, including fires, floods, fatalities, serious injuries, violent crimes, major property damage, environmental events, and other emergencies.•\tCoordinate with operations, communications, legal, insurance, and executive leadership during incident response.•\tMaintain emergency response protocols and escalation procedures.•\tParticipate in after-action reviews and implement lessons learned.•\tSupport crisis communications and ensure that communications are coordinated and appropriately documented.Data, Systems, and Reporting•\tMaintain risk, claims, insurance, incident, inspection, and compliance information in designated systems.•\tEnsure data integrity, confidentiality, and timely reporting.•\tDevelop key performance indicators and management reports, such as:•\tClaims frequency and severity•\tWorkers’ compensation losses•\tOpen claims and reserve changes•\tProperty inspection findings•\tCorrective-action completion rates•\tIncident-reporting timeliness•\tVendor insurance compliance•\tInsurance costs and recoveries•\tSafety training completion•\tUse data to identify trends, prioritize resources, and improve risk outcomes.QualificationsRequired •\tBachelor’s degree in risk management, insurance, finance, business administration, safety, real estate, or a related field; equivalent experience may be considered.•\tTypically 7 or more years of progressive experience in risk management, insurance, claims, safety, real estate operations, or a related field.•\tExperience supporting a large, geographically dispersed multifamily, commercial real estate, hospitality, construction, or facilities portfolio.•\tKnowledge of commercial insurance programs, claims administration, loss prevention, and contractual risk transfer.•\tExperience working with insurance brokers, carriers, third-party administrators, attorneys, and executive leadership.•\tStrong analytical, organizational, communication, and negotiation skills.•\tAbility to manage confidential and sensitive information.•\tProficiency with Microsoft Office, particularly Excel and PowerPoint, and risk, claims, property management, or compliance software.•\tAbility to travel regularly to properties and regional offices.Preferred•\tExperience managing risk for a portfolio of 10,000 or more residential units.•\tExperience with multifamily property operations, resident incidents, premises liability, habitability claims, construction risk, and workers’ compensation.•\tExperience with enterprise risk management, business continuity, or crisis management.•\tProfessional designation such as ARM, CRM, CPCU, CIC, CSP, or similar.•\tExperience with OSHA programs, environmental risk, fair housing, ADA/accessibility, or pool and life-safety programs.•\tExperience managing self-insured retentions, deductibles, captives, or alternative risk-financing arrangements.•\tExperience with receiverships, distressed assets, property transitions, or lender-owned real estate is a plus.Core
