About the Role

Are you a high-performing B2B sales professional who knows how to talk shop with Owners, Facility Managers, Maintenance Managers, Safety Managers, and Property Managers? We are looking for a driven  MRR (Maintenance, Repair and Replace) Sales Representative  to own territory growth, pitch comprehensive maintenance, repair, and replacement (MRR) services, and build long term relationships that produces loyal and committed clients. You’ll grow the maintenance, repair and replace side of the business in the local market; prospecting building owners, facility managers, maintenance and safety managers, and property management firms; qualifying opportunities in the first meeting; walking sites; and closing planned maintenance agreements and repair & replacement work. This is a strong fit for someone who likes owning the full sales cycle and sells on value, not price. You’ll sit with facility managers one week and ownership the next, making the case for maintenance in terms of ROI, asset life, and total cost of ownership. You’ll be the “expert” go to person for repair and replace solutions.

What You Will Do

Hunt & Prospect:  

• Identify and prospect commercial building owners and facility maintenance teams, industrial plants, and property management firms through cold calls, emails, and referrals to open new accounts
• Qualify opportunities early, walk sites, and scope each building’s maintenance, repair and replace needs

Manage a Full Funnel:  

• Scope and prioritize building maintenance, repair, replace needs, 
• Sell, renew, and expand planned maintenance agreements, including multi-year terms
• Uncover repair, retrofit, and replacement work inside the accounts you manage
• Build proposals, then present, negotiate price and terms, and close

Sell Value, Not Just Parts:  

• Frame maintenance around ROI, equipment life, and total cost of ownership rather than just a quick fix.
• Ensure the right equipment is scoped for the application, not the cheapest, for long term value and dependability.

Expand Accounts:  

• Uncover hidden repair, retrofit, and capital replacement opportunities inside your active portfolio.
• Navigate to and expand the relationship to include other offices and buildings operated by the client

Collaborate:  

• Partner closely with our service and operations teams to ensure smooth handoffs, complete follow-through and high client satisfaction and retention.
• Track your funnel and report activity and forecasts to leadership weekly

What We Are Looking For

Experience:  

• 3+ years and proven track record in B2B field sales or account management or estimating or project management experience
• Successful candidates come from selling commercial equipment, mechanical services, and electrical, plumbing, or facility maintenance contracts; from new construction project management roles; and from new construction job superintendent roles.

Professional Presence:

• Comfortable at every level, from maintenance managers and chief engineers to senior executives and ownership
• Able to present solutions credibly and commands the room during presentations.

Technical Aptitude:  

• Comfortable walking commercial and warehouse and industrial production floors to spot operational risks and/or safety risks and continuous improvement opportunities
• Confident writing and presenting proposals and negotiating price and terms

Driven & Organized:  

• Self-motivated hunter who tracks weekly sales funnels and forecasts accurately
• Organized enough to run many opportunities at once and keep your CRM current

Relationship Builder:  

• Deep understanding of the pressures facility managers face (downtime, budget caps, aging infrastructure).
• Existing relationships with building owners or property managers in the area preferred
