Maintenance ManagerTo work in a partnership with students, staff, parents, and the community in accordance with the district's vision and mission to promote student achievement for children who have disabilities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Required Qualifications:High School diploma or equivalentMust be 18 years of age or olderMust pass a character reference check as well as state and community fingerprint screeningMay be required to submit to a drug testExperience in and knowledgeable of the management aspects relating to custodial and maintenance procedures:Refrigeration UnitsPlumbingElectricianWater well maintenanceGrounds keepingExperiences in and knowledge of sound management proceduresAbility to assign and evaluate staffAbility to develop and direct an effective custodial teamAbility to provide leadership and possess personnel management qualitiesSkilled leadership development of plant managementPersonal qualifications include an energetic personality, good health, skill in decision-making, and ability to meet people wellProfessional development should include a high school diploma and a strong background in maintenance training, especially in refrigeration unitsMust demonstrate aptitude and competence for assigned responsibilities and alternatives as specified by the supervisorKey Responsibilities:Assumes responsibility for the comprehensive overall planning and scheduling of maintenance and repair requirements of the district (see attached list)Assist in the recruitment, employment, assignment, transfer, promotion, demotion, or dismissal of maintenance/custodial and transportation personnelOrganizes and implements an orientation program on proper operation and maintenance of school facilities for departmental personnelExamines school buildings on a regular basis for needed repairs and maintenanceConsults with building principals regarding the establishment of regular preventative maintenance programsEstablishes and recommends priorities on repair projectsEstimates cost of repair projects in terms of labor, material, and overheadSchedules work routines for departmental personnelDevelops and submits the department budget under the general direction of the Business Manager and exercises budgetary control over the adopted budgetCoordinates all purchase requirementsSupervises and approves payment of all outside contractors performing work for the districtPlans and directs the inventory of stock control program for performing work for the districtConfers with school principals, landscape architects, and other parties in making plans for landscaping, planning, and maintenance of various school groundsMonitors the time records of all custodial employees in the school and certifies them for salary paymentsEvaluates the performance of assigned personnel and plans and provides in-service training as requiredConducts a continuing program of staff training and personnel developmentCalls meetings of the custodial staff when it is deemed necessary for purposes of training or moraleCoordinates vacation schedules for departmental personnelPerforms other duties as may be assigned by the superintendentSkill, Knowledge, and Ability Requirements:Skills are required to perform multiple, technical tasks with a potential need to upgrade skills to meet changing job conditions. Specific skills required to satisfactorily perform the functions of the job include operating equipment used in skilled trades, power and hand tools, etc.; adhering to safety practices; handling hazardous materials; and planning and managing projects.Knowledge is required to read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems. Specific knowledge required to satisfactorily perform the functions of the job includes variety of skilled trades and safety.Ability is required to gather, collate, and/or classify data; and consider a wide variety of factors when using equipment. Flexibility is required to work with others in a variety of circumstances; work with data utilizing defined but different processes; and operate equipment using a variety of processes. Ability is also required to work with a significant diversity of individuals and/or groups; work with a variety of data; and utilize a variety of types of job-related equipment. In working with others, problem solving is required to identify issues and create action plans. Problem solving with data requires analysis based on organizational objectives; and problem solving with equipment is significant. Specific abilities required to satisfactorily perform the functions of the job include adapting to changing work priorities; communicating with diverse groups; meeting deadlines & schedules; setting priorities; working as part of a team; and working with constant & sustained interruptions.Physical Requirements:The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Generally, the job requires 5% sitting, 50% walking, and 45% standing. The job is performed under some temperature extremes and some hazardous conditions.Working Environment:Work may be performed outdoors in various weather conditions. May require occasional evening or weekend work depending on school events or maintenance needs.
