Cleaner - 5503 Full Time – Park Avenue West, Portland, OR, US Guardian is looking for a Full Time Cleaner to join our team at Park Avenue West, a conventional apartment community in Portland, OR with 202 units. We are seeking a motivated individual to fill the role of Cleaner/Porter to support required cleaning and minor property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property. This will include processing work orders as assigned by the Community Manager and/or Maintenance Lead which may include routine maintenance of units. The position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations and Guardian policies and procedures. Guardian will provide training for the right individual, making this an excellent entry level opportunity for those interested in a career in property maintenance. Minimum Qualification Requirements: High school diploma or GED. Basic knowledge of cleaning techniques and product use. Basic knowledge of building and grounds maintenance such as changing lightbulbs and raking. Ability to lift at least 25 lb. Attention to detail and organizational skills. English language proficiency (speaking, reading, writing). Effective verbal and written communication skills. Ability to complete company training requirements within deadlines. Basic computer literacy and willingness to use standard computer or web‑based technology. Preferred Qualifications: Previous janitorial, cleaning, or light building maintenance experience. Ability to lift at least 50 lb. Comfortable working on ladders up to 15 ft. Essential Functions: Always represent Guardian in a positive and professional manner. Support supervisors to ensure company efforts fully meet and exceed property management obligations. Clean vacant apartment units as they become available. Walk property grounds daily to ensure cleanliness and excellent curb appeal. Walk common areas daily to clean and maintain all shared spaces. Maintain common areas, entryways, and dumpster/recycling areas daily. Alert supervisors of any potential liabilities or repairs. Respond to all service requests and complete all work orders and assist with apartment turnovers in a timely, professional manner in accordance with Guardian’s policies and procedures. Keep model units in condition for showings and ensure office, maintenance work areas, grounds, and common areas are always neat and clean. May be required to carry a property cell phone and be on call for emergencies. Communicate with supervisors about any issues, resident questions, or concerns brought directly to the Maintenance Assistant. Always follow confidentiality guidelines for resident, property, owner, and Guardian information. Accurately record time worked and adhere to time‑keeping guidelines daily. Liaison with corporate departments to provide a team approach to property management. Establish and maintain collaborative working relationships between departments and coworkers. Constantly strive for improvements in work processes and results to better meet resident needs, ownership goals, and company standards.
