Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for a property. Essential Duties & Responsibilities Property leasing and administration Regular/daily onsite attendance is required Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conduct all functions necessary to close a lease, including making appointments, generating new leads, conducting tours, maintaining model units, and following up as needed Complete all leasing paperwork before move‑in Assist with lease audits, unit walks, and turn‑over processes Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals Perform various administrative tasks as needed Handle resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletters) Contribute to the general upkeep and cleaning of the office, common areas, and model units Assist in the implementation of the annual marketing plan and outreach efforts Review and assist in completing market surveys/analysis continually to generate ideas and formulate plans Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports Manage excellent customer service and monitor request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce community policies as delegated by the immediate supervisor Education & Experience High School Diploma or equivalent Ability to understand and perform all on‑site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly required to move around, communicate with others, and repeat motions involving wrists, hands, and fingers Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, and step stools; remain stationary, stand, or sit for prolonged periods Occasionally required to work in tight or confined spaces, overhead positions, and reach or manipulate objects up to 25 lbs. in all directions; operate machinery, power tools, vehicles, or golf carts; work overtime, weekends, night hours (emergencies); work in extreme temperatures, outdoor precipitation, wind; be exposed to hazardous chemicals; traverse flat and non‑flat terrain Salary Range $17.00 per hour to $17.30 per hour Compensation & Benefits At Asset Living, compensation decisions consider skill set, background, training, certifications, and relevant experience.
