The Maintenance Supervisor is a hands-on supervisor responsible for leading the efforts of the maintenance team to ensure the property is in top condition. Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety and overall functionality. In addition, in coordination with the Property Manager, the Maintenance Supervisor is also responsible for supervising and scheduling maintenance activities for all maintenance staff.

Full-Time, Hourly/Non-Exempt

$18-$27 per hour (eligible for commissions and bonuses).

Monday - Friday 8 am-5 pm (weekends: on call if needed)

Supervise and schedule maintenance activities for the property and maintenance staff.

1. Supervise maintenance staff and communicate assignments and major tasks to be completed.

2. Complete and evaluate the daily/weekly completion of all work orders.

3. Monitor and maintain required permits for operating the property, such as pool, elevator, etc.

4. Assist the property manager with supervising all work by outside contractors.

5. Ensure all equipment is operated in a safe manner.

6. Create schedules and be available for "on-call" for after-hours, weekend, and holiday emergencies.

7. Inspect each vacant unit during and after make-ready activity.

Coordinate, schedule and respond to service requests.

1. Establish priorities for service request and assign service request to maintenance staff.

2. Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.

3. Repair/replace any unit material and perform regular maintenance requests.

4. Identify and schedule preventative maintenance, such as filter change, power washing, etc.

5. Develop maintenance schedules and enforce them among maintenance staff.

Order Supplies and manage the maintenance budget.

1. Assist the property manager in the budget process and ordering of materials and supplies.

2. Obtain approval prior to placing orders for major expenses and for unbudgeted items.

Manage property maintenance personnel.

1. Create, mentor, and manage a cohesive maintenance team in accordance with policies.

2. Ensure staff receives new hire safety orientation as well as annual safety training.

3. Report any worker's compensation issues and/or employee incidents immediately.

Other duties as assigned.

Requirements

1. Minimum 2 years' general residential maintenance experience in a LIHTC property.

2. Minimum 2-3 years' supervisory experience.

3. HVAC Certification

4. Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.

5. Certifications/licenses as required by local, state, or other regulations.

6. Must have reliable transportation, maintain auto insurance, and have a valid driver's license.

7. Strong communication and customer service skills.

8. Pool Certification

9. Ability to work on-call as scheduled and work weekends and after hours as necessary.

Preferred

1. Bilingual or multilingual skills.
