Maintenance Technician

Charles Tini & Associates Inc., a Regional Property Management firm with over 45 years of experience and a growing affordable housing portfolio along the East Coast is seeking a skilled Maintenance Technician with a strong commitment to service, safety, and regulatory compliance. We pride ourselves on fostering stable, high- quality communities for residents, and we are looking for team members who share that mission. The Maintenance Technician will assist the Maintenance Supervisor in maintaining the physical integrity, safety, and cleanliness of a HUD/Tax Credit-regulated affordable housing community. This position is ideal for someone who is dependable, organized, and understands the importance of maintaining compliance, quick response times, and strong resident relationships.

Key Responsibilities

Perform daily maintenance tasks in compliance with HUD, REAC, and other affordable housing standards
Support unit turnovers to ensure apartments meet program requirements and quality expectations
Maintain a clean and hazard free community environment
Troubleshoot and repair wiring, fixtures, and circuits
Repair pipes, fixtures, and unclog drains
Assist with heating and cooling system maintenance
Diagnose and repair major appliances
Repair stairs, railings, cabinets, doors, fencing
Roofing, gutters, flooring, drywall, interior/exterior lighting
Maintain door locks, smoke detectors, gas fixtures, and security systems (if applicable)
Assist with pre-REAC inspections and remediation tasks

Experience in affordable housing, HUD, Tax Credit, Section 8, or similar regulated housing preferred. Strong customer- service skills and ability to work with diverse resident populations. Ability to complete work professionally and in a timely manner. Basic knowledge in plumbing, electrical, carpentry, and appliance repair. Knowledge or experience with HappyCo software a plus.
