Facilities Maintenance Technician – Typical Job Description (TEL)

Position Summary
Responsible for the operation, preventive maintenance, troubleshooting, and repair of facility systems to ensure safe, reliable, and uninterrupted operation of manufacturing, cleanroom, laboratory, and office facilities.

Key Responsibilities

• Perform preventive and corrective maintenance on:
  • Electrical distribution systems
  • HVAC and cleanroom environmental systems
  • Chillers, cooling towers, and air compressors
  • Vacuum, gas, and water utility systems
  • Fire protection and life-safety systems
  • Plumbing and building infrastructure
• Monitor facility equipment through BMS/EMS systems.
• Troubleshoot mechanical, electrical, pneumatic, and hydraulic issues.
• Respond to facility alarms and emergency breakdowns.
• Conduct routine inspections and document maintenance activities.
• Coordinate with contractors and vendors during repairs and projects.
• Ensure compliance with safety, environmental, and semiconductor industry standards.
• Support continuous improvement initiatives to increase equipment uptime and reliability.
• Maintain spare parts inventory and maintenance records.

Required Skills

• Electrical troubleshooting (motors, MCCs, breakers, transformers)
• HVAC systems and controls
• Pneumatic and hydraulic systems
• Reading electrical schematics and P&IDs
• Preventive maintenance programs (PM)
• CMMS/BMS software experience
• Lockout/Tagout (LOTO) procedures
• Root cause analysis and problem-solving skills

Preferred Qualifications

• Diploma or Bachelor's degree in:
  • Electrical Engineering
  • Mechanical Engineering
  • Electronics Engineering
  • Industrial Maintenance
• 2–5+ years of maintenance experience in:
  • Semiconductor fabs
  • Manufacturing plants
  • Cleanrooms
  • Data centers
  • Pharmaceutical facilities
• Experience with utility systems such as compressed air, chillers, boilers, and HVAC.
