Role Overview As the Community Manager, you’ll oversee the day‑to‑day operations—including financial, administrative, sales, marketing, and maintenance—while ensuring company standards are met and excellent customer service is delivered. You will represent the company professionally and courteously, ensuring that how things are done matters as much as what is done. Key Responsibilities Regularly inspect the property to ensure company standards are met; take appropriate action to achieve compliance with safety, industry, and governmental regulations, and identify improvement opportunities to enhance efficiency, productivity, and profitability. Gather, analyze, and interpret market and economic trends that impact the property; implement marketing and leasing strategies to achieve occupancy and revenue goals; monitor and analyze traffic logs, budgets, renewal information, and marketing data. Develop resident retention strategies and maintain communication, responding to residents promptly and addressing service issues; monitor resident satisfaction in person or via follow‑up calls, texts, or emails to ensure a positive living experience. Manage and coordinate repair and maintenance requests, ensuring timely response to service orders; verify, inspect, and confirm status of vacant units; oversee preventive maintenance programs per BH guidelines. Partner with the Regional Manager to create operating income/expense budgets aligned with owners’ objectives and leasing strategy; ensure all budgeting, purchase‑order, expense monitoring, and vendor statement processes follow BH policy. Review monthly income and expense reports, report variances from budget, coordinate collection of revenues, and prepare weekly/monthly operational reports covering petty cash, variance, leasing, renewal, and financial data. Hire, train, supervise, develop, and mentor property staff in accordance with company policies; conduct performance evaluations and take corrective action as needed. Perform other duties as assigned. You Have 3‑5 years of property management experience with 300‑500 units. Ability to travel by car or plane about 20% of the time. Advanced MS Office Word/Excel skills and computer technology proficiency. Strong written and verbal communication skills. Prior leadership experience. High School or GED required; some college preferred. State leasing license or ability to obtain required license within the timeframe required by law.
