Job Overview

We are seeking an Asset Manager to join our senior leadership team. The Asset Manager is responsible for the financial and operational success of an assigned portfolio of affordable multifamily properties from post-construction completion through stabilization and across the full 15-year compliance period. This role owns the ongoing performance of stabilized assets, monitoring property-level results against budget, overseeing third-party property management teams, and serving as the primary point of contact for lenders, investors, and internal Finance and Compliance departments on all matters related to asset performance. In this role, the Asset Manager will:

• Monitor the financial and operational performance of an assigned portfolio of stabilized affordable properties against approved budgets, tracking key indicators such as occupancy, rent collection, NOI, and resident satisfaction, and recommending corrective action for variances.
• Review monthly, quarterly, and annual property-level financial statements prepared by third-party property management companies, and prepare portfolio performance reports for senior management, lenders, and equity partners.
• Oversee annual operating budgets and develop 5-10 year capital needs assessments, prioritizing and approving capital expenditure projects across the portfolio.
• Monitor compliance with affordability, HUD, fair housing, and ADA requirements throughout the 15-year compliance period, including property inspections, insurance, and audit readiness.
• Track loan covenants, debt service coverage ratios, replacement reserve accounts, and other lender and investor reporting requirements.
• Take ownership of each asset at the point of construction completion, selecting and onboarding the property management company and establishing operating protocols to guide the property through lease-up and stabilization.
• Evaluate management company performance against service agreements, including financial statement review, site visits, resident feedback sessions, and negotiation of service levels and fees; recommend improvements or changes as needed.
• Champion the resident experience across the portfolio, partnering with property management teams to maintain high satisfaction and retention.
• Interface with Finance, Compliance, Owners, Lenders, and Equity Partners on all matters related to asset performance.

Qualifications

• Bachelor's Degree in Finance, Accounting, Real Estate, or comparable field is preferred.
• 5+ years of asset management experience is required.
• Knowledge of affordable housing, fair housing, and ADA requirements is strongly preferred.
• Familiarity with capital budgeting, financial analysis, and basic building systems (HVAC, plumbing, electrical, roofing) is a plus.
• Computer skills, including proficiency with Excel and other Microsoft Office products, required. xhyhwjd
