Maintenance Technician II

Job Description Commercial and Residential Management Group (CRMG) seeks a Maintenance Technician II to perform daily upkeep and cleanliness of buildings, landscaping, amenities, parking lot, and trash areas at the apartment communities of The Watershed at Hillsdale, Cedar Grove, and The Knoll at Tigard. These properties have a total of 143 units. The role requires maintenance of community amenities such as community rooms, splash pads, and playgrounds. Job Responsibilities Perform daily upkeep and maintenance of buildings, landscaping, amenities, parking lot, and trash areas. Conduct repairs and maintain electrical, plumbing, carpentry, painting, and landscaping systems. Carry out janitorial tasks, including cleaning and maintaining common areas. Manage work orders using technology and ensure timely completion. Operate pressure washer and other janitorial equipment safely. Assist with after-hours emergencies as needed. Job Details Locations: The Watershed at Hillsdale (SW Portland), Cedar Grove (Beaverton, OR), The Knoll at Tigard (Tigard, OR). Hourly Rate: $27.00–$30.00. Schedule: Full-Time, Monday-Friday, 8:00 AM–5:00 PM. Weekly Contracted Hours: 40 hrs. Additional Compensation: $50.00 monthly cell‑phone stipend and mileage reimbursement. Requirements One year as Maintenance Technician I or two years of maintenance technician experience, preferably in commercial or multi‑family property management. Janitorial experience preferred. Motivation, time management, and the ability to follow instructions independently or as part of a team. Intermediate knowledge of landscaping, electrical, plumbing, carpentry, appliance repair, painting, drywall installation and repairs, and flooring installation and repair (required). Experience operating a pressure washer. Ability to lift up to 75 pounds. Knowledge and experience using a vacuum cleaner and other janitorial equipment; safe handling of chemicals. Availability for after-hours emergencies. Reliable transportation capable of carrying necessary tools, including power‑washing equipment. Valid driver’s license, proof of insurance, and clean driving record for work‑related errands. Strong written and verbal communication skills. Familiarity with landlord/tenant laws, State and Federal Labor Laws, Fair Housing Laws, and commitment to non‑discrimination practices.
