Hivepro Construction is the in-house general contractor for Propolis, a Miami-based real estate developer. We build exclusively for our own projects. We are looking for a Director of Construction to take full ownership of the department - build and lead the team, manage the department's finances, and run day-to-day operations across multiple concurrent projects with the efficiency that an owner-builder model demands. This is a senior leadership role. You will own the construction function end-to-end: hiring and developing internal staff, curating our bench of external trades and consultants, setting and hitting departmental budgets, and delivering projects on time and on budget. Success in this role is measured by the performance of the department as a whole, not by any single project. We are looking for 15+ years of experience in ground-up multifamily construction, including superstructures, foundations, building envelope, and interior fit-out. Our upcoming pipeline includes cold-formed steel, panelization, modular, and concrete structures in urban infill settings, so comfort evaluating and executing across delivery methods is important. A note on fit : This is not a large corporate environment. We are a tight-knit, hardworking team operating with the discipline of a proven model and the pace of a startup. If you're looking for a compartmentalized role inside a layered organization, Propolis isn't the right place. If you want to run a department, shape how we build, and have direct impact on every project we deliver, we'd like to hear from you. Key Responsibilities: Department Leadership & Team Building
• Own the construction department. Hire, develop, and manage the internal team (PMs, APMs, field staff, schedulers) as the pipeline grows.
• Build and maintain the external bench - trade partners, subcontractors, consultants, and vendors - and negotiate the terms under which they work with us.
• Establish the systems, processes, and standards that allow the department to scale efficiently across multiple concurrent projects.
Financial Ownership
• Own the construction department's P&L, including overhead, staffing plan, and general conditions across the portfolio.
• Validate estimates, set and control project budgets, and deliver financial reporting to ownership.
• Negotiate and manage all contracts, subcontracts, change orders, and purchase orders. Hold vendors and contractors accountable for cost overruns and delays. Day-to-Day Operations Across Multiple Projects
• Oversee all active projects from preconstruction through closeout, ensuring each is tracking to schedule, budget, and quality targets.
• Expedite permitting with building officials and AHJs. Drive the coordination between design, permitting, and construction schedules so milestones are met.
• Lead progress meetings, produce two-week lookaheads, track risks, and deliver clear status reporting to ownership. Quality, Safety & Schedule
• Own the QA/QC program and ensure Field Quality Verification and safety inspections are completed on every project.
• Develop and maintain the Master Project Schedule for each project; identify and mitigate long-lead items and schedule risks proactively.
• Monitor field reporting and photographic documentation across all active sites. Strategic Leadership
• Partner with ownership on risk evaluation, contract strategy, and pricing decisions for new projects entering the pipeline.
• Provide leadership through design, preconstruction, construction, and closeout on every project.
• Define and communicate the department's roadmap, with short- and long-term goals tied to the broader Propolis pipeline. Compensation

The company develops aspirational but attainable housing on infill lots in urban centers with the goal of being best in class. Propolis is completing its six building by the end of the year and has over 10 projects in different phases of development. We use a unique residential-hospitality operational model that includes coliving, micro-units, traditional long-term leasing, and short-term rentals. All our apartments are super efficient and come fully-furnished (with utilities included), appealing to young professionals who save an average of $200-300/month versus renting a studio in the area. On the flip side, our investors benefit from increased returns that are nearly unheard of in prime real estate markets. We are primed for accelerated growth and in need of a motivated, experienced Construction Superintendent with a deep expertise in building structures and foundation to join our team.
