Position Overview: We are seeking a dynamic and organized Assistant Manager / Maintenance Coordinator to oversee the day-to-day operations. This role will focus on managing maintenance and grounds staff, coordinating work orders, and communicating effectively with residents about their requests. The ideal candidate will foster a positive atmosphere and ensure efficient property management.

Key Responsibilities:

• Oversee daily operations of maintenance and grounds staff.
• Manage all aspects of property leasing, including showing units, processing applications, and handling lease renewals.
• Maintain accurate records of resident information, rent payments, and maintenance requests.
• Handle tenant inquiries and complaints professionally and promptly.
• Conduct property inspections to ensure compliance with safety standards and regulations.
• Coordinate maintenance and repairs with vendors and maintenance staff.
• Implement marketing strategies to attract new tenants and maximize occupancy rates.
• Enforce lease agreements and address lease violations as needed.
• Share on-call responsibilities for maintenance emergencies, providing troubleshooting support and attending to issues after hours if necessary.

Qualifications:

• Minimum of 2 years of experience in property management.
• Strong communication skills with the ability to engage effectively with tenants, vendors, and staff.
• Knowledge of Fair Housing regulations and relevant property laws.
• Excellent organizational skills with a keen attention to detail.
• Ability to handle conflicts diplomatically and resolve issues efficiently.
• Proficiency in Outlook and Excel.
• Strong upselling skills to promote additional services or amenities to tenants.
• Professional phone etiquette and communication skills.
