The Floating Leasing Manager is a portfolio-level position responsible for analyzing, diagnosing, and directing improvements to leasing performance and operations across a portfolio of Waypoint Residential communities ranging from the Treasure Coast to Jacksonville, Florida. This role deploys to whichever community currently needs leasing performance support — due to staff vacancies, leave coverage, lease-up activity, seasonal traffic, or underperforming occupancy — and functions as an internal leasing operations advisor to each assigned community's management team, exercising broad independent judgment and discretion in evaluating leasing performance, diagnosing root causes of shortfalls, and setting and directing corrective strategy. While assigned to a Community, the Floating Leasing Manager will personally tour prospects, process applications, or close leases as needed to support the on-site team while evaluating and directing leasing strategy and operations across the portfolio.

• Travel to assigned communities throughout the portfolio (Treasure Coast to Jacksonville) as directed by the VP Operations, typically with advance notice but occasionally on short notice to cover urgent leasing needs.
• Lead and/or directly support all aspects of the leasing function at the assigned site, including touring prospects and converting to lease, processing applications, generating and executing leases, and converting leads to tours.
• Assess leasing performance, traffic, and pipeline at each assigned community upon arrival; independently diagnose root causes of leasing shortfalls (e.g., pricing, marketing, staffing, curb appeal) and determine and direct the corrective strategy for that community.
• Develop, implement, and regularly update leasing action plans based on property performance, market conditions, and occupancy goals, exercising independent judgment and discretion in setting site-level leasing and pricing/revenue strategy; monitor progress, evaluate results, and adjust strategies as needed.
• Train and advise on-site leasing consultants and office staff on leasing best practices, company policies, and effective outreach marketing strategies, exercising discretion in tailoring guidance to each team's needs.
• Analyze Google performance data and other marketing and lead-generation metrics across assigned communities, and independently recommend changes to improve visibility, engagement, and lead generation.
• Advise and partner with each community's Community Manager on the operational and strategic drivers of leasing performance, recommending corrective action on matters such as pricing, marketing, staffing, and unit readiness.
• Evaluate and ensure consistent application of Waypoint's leasing procedures, pricing/revenue management guidance, fair housing compliance, and documentation standards across every community visited, exercising judgment in adapting guidance to each site's circumstances.
• Maintain up-to-date knowledge of current market conditions, competitor pricing, and submarket trends across the portfolio's operating areas, and use that knowledge to inform site-level strategy recommendations.
• Establish recommended weekly leasing goals for on-site team members in coordination with the Community Manager, monitor progress, and adjust strategy as needed to achieve occupancy targets.
• Track and report leasing activity, conversion ratios, and traffic sources for each assigned community, and communicate performance findings and recommendations to the Regional Property Manager.
• Monitor move-in ready unit availability, market-ready standards, and tour path condition, and direct corrective action with each site's maintenance team as needed.
• Ensure accurate, timely data entry and reporting in the property management system(s) used at each site.
• Uphold all Fair Housing, ADA, and company policy requirements in every leasing interaction, regardless of site.
• Perform other leasing- and operations-related duties as assigned to support portfolio needs.

• High school diploma or equivalent required
• Minimum 3-5 years of multifamily leasing experience, including demonstrated success meeting or exceeding leasing goals.
• Prior experience in a multi-site, regional, or leasing operations analyst/advisory capacity strongly preferred, in addition to strong individual leasing production experience (e.g., senior leasing consultant, assistant manager, or similar); prior experience covering multiple sites or floating between properties a
• Working knowledge of Yardi Voyager 8 and Elise AI and general proficiency with Microsoft Office preferred
• Valid driver's license and reliable transportation required
• Willingness and ability to travel regularly and, at times, with limited advance notice, across the assigned Florida portfolio.
• Strong working knowledge of Fair Housing laws and general landlord-tenant regulations applicable in Florida.

• Proven ability to close leases and drive occupancy in a fast-paced, target-driven environment.
• Strong interpersonal and communication skills, with the ability to quickly build rapport with new teams, residents, and prospects at each assigned site.
• Adaptability and comfort operating with limited onboarding time at unfamiliar communities, systems, or market areas.
• Strong sales and closing skills, with the ability to build rapport, identify prospect needs, overcome objections, and convert qualified leads into leases.
• Sound judgment and problem-solving ability to diagnose and address leasing performance issues independently.
• Coaching and mentoring skills, with the ability to provide clear direction, constructive feedback, and performance support to on-site teams during assigned coverage periods.
• Strong organizational skills to manage travel schedules, multiple site priorities, and reporting deadlines simultaneously.
• Professional appearance and demeanor consistent with representing Waypoint Residential at every community visited.

This position requires the ability to conduct property tours in varying weather conditions, walk communities (including stairs) for extended periods, and regularly operate a motor vehicle to travel between sites. Work is performed primarily in leasing offices and model units, with regular outdoor exposure while touring communities.

This is a floating, multi-site role. The Leasing Manager should expect to travel regularly among Waypoint communities across the Florida portfolio, from the Treasure Coast to the Jacksonville area, based on business need. Assignment length at any one site may range from a few days to several weeks depending on the coverage need. Specific travel logistics, mileage/expense reimbursement, and any overnight stay arrangements will be addressed separately in accordance with company travel policy.
