The Estate Operations Specialist role supports the Estate Management team by performing scheduled property inspections, preventative maintenance, minor repairs, vendor support, and routine estate services.

This role serves as the eyes and ears of Praedium on client properties, ensuring each estate is maintained to the highest standards while documenting observations and communicating recommendations to the Estate Manager.
As the company grows, this position offers a clear advancement path into an Estate Manager role with responsibility for managing client relationships, vendors, projects, and estate operations.

Primary Responsibilities
Property Inspections
Complete scheduled property inspections
Photograph and document findings
Identify maintenance concerns before they become problems
Complete digital inspection reports
Verify completion of vendor work

Minor Property Maintenance
Replace HVAC filters
Replace light bulbs
Reset GFCIs
Change smoke detector batteries
Replace air fresheners
Test irrigation controllers
Spot clean windows
Pressure wash exterior Hardscapes
Clean outdoor fixtures, accents and railings
Lubricate locks and hinges
Minor painting and touch-ups
Seasonal preparations

Vendor Support
Meet vendors onsite
Provide property access
Verify work completion
Photograph completed work
Report deficiencies

Client Services
Prepare homes for owner arrival
Complete departure walkthroughs
Receive deliveries
Inventory supplies
Coordinate donations
Small errands for the property
Check security systems
Monitor utility issues

Work Order Administration
Create work orders
Update work order status
Upload photos
Log labor hours
Submit recommendations
Track materials used

Qualifications
Strong attention to detail
Professional appearance and demeanor
Excellent communication skills
Comfortable working independently
Basic residential maintenance skills
Smartphone and tablet proficiency
Valid driver's license
Ability to lift 50 pounds
Ability to pass background screening

Compensation
W-2 Hourly Employee
Approximately $28–$34/hour, depending on experience

Promotion to Estate Manager
An Estate Operations Associate would become eligible for promotion after consistently demonstrating the ability to:
Independently manage a client property
Build trusted relationships with homeowners
Coordinate vendors
Recommend capital improvements
Develop preventative maintenance plans
Handle emergency situations
Manage client communications professionally
Mentor newer technicians

Location: Paradise Valley, Scottsdale AZ (multiple estates)

Schedule: Flexible, year-round engagement with increased activity during seasonal openings, closings, and major projects.
