Project Manager – Ground-Up Commercial Construction

Office Base: Point Pleasant, NJ

Project Locations: New Jersey and surrounding areas

Experience: 5+ years of relevant ground-up commercial construction experience

Software: Procore proficiency required

About the Opportunity

NorthPoint Staffing is recruiting for an experienced Project Manager to join our client, an established commercial general contractor based in Point Pleasant, New Jersey .

The company is seeking a hands-on construction professional to manage ground-up retail, big-box retail, self-storage, and other fast-track commercial projects throughout New Jersey and surrounding areas. This role requires someone who can take ownership of projects from preconstruction and subcontractor buyout through construction, turnover, and final closeout.

The ideal candidate combines strong financial and contractual management skills with a practical understanding of field operations, construction sequencing, and the demands of deadline-driven commercial projects.

Key Responsibilities

• Manage assigned projects from preconstruction through completion, maintaining accountability for budgets, schedules, quality, and client expectations.
• Review drawings, specifications, contracts, and scopes of work to identify gaps, coordination issues, and potential project risks.
• Coordinate project planning, subcontractor bidding, scope reviews, buyout, and procurement.
• Develop and maintain project schedules in collaboration with Superintendents, subcontractors, suppliers, and the project team.
• Plan for long-lead materials, utility coordination, inspections, and other requirements that could affect construction milestones.
• Manage project budgets, cost tracking, forecasting, subcontractor payments, and change orders.
• Use Procore to maintain project documentation, including RFIs, submittals, drawings, correspondence, and change management records.
• Partner closely with field Superintendents to resolve issues, coordinate trades, and keep work progressing.
• Lead project meetings and communicate clearly with owners, architects, engineers, subcontractors, and internal leadership.
• Monitor progress, address delays proactively, and develop solutions that protect project schedules and budgets.
• Coordinate punch lists, final inspections, turnover documentation, warranties, and project closeout.

Required Qualifications

• 5+ years of relevant experience managing ground-up commercial construction projects , with direct Project Manager responsibility.
• Demonstrated experience with retail, big-box retail, self-storage, or comparable fast-track commercial projects .
• Procore proficiency is required , including regular use for project administration and documentation.
• Strong understanding of construction drawings, specifications, sitework, foundations, structural systems, MEP coordination, and finishes.
• Experience managing subcontractors, procurement, budgets, schedules, contracts, and change orders.
• Ability to manage competing priorities and maintain accurate documentation in a fast-paced environment.
• Strong communication, negotiation, problem-solving, and organizational skills.
• Ability to travel regularly to project sites throughout New Jersey and surrounding areas.
