Construction Project Manager – Lead Ground‑Up Multi‑Family Residential Developments Job Overview Company: REDHOEK+ Salary/Pay Rate: $110,000 - $130,000 per year plus Performance Based Bonus Location: Allenhurst, NJ (Onsite) Job/Employment Type: Full Time Project Scope: Ground‑Up Multi‑Family and Residential Development Mandatory Licenses & Certifications: None Required The Opportunity You will serve as the primary field leader driving the successful execution of premier ground‑up residential developments from excavation to closeout. This role gives you complete ownership of site schedules and trade coordination within a fast‑moving, founder‑led real estate development firm where high performance is recognized and rewarded. You will have the direct authority to run your site independently while partnering closely with executive leadership to scale the regional portfolio. How You Will Make An Impact Drive daily field sequencing and maintain an on‑site presence to push the project pace aggressively. Run comprehensive daily site walks and weekly subcontractor coordination meetings to immediately resolve bottlenecks. Collect, review, and verify monthly subcontractor pay applications against physical field progress using AIA formats. Compile and submit accurate monthly draw packages while managing the active project change order log. Enforce strict construction quality standards and safety protocols across all active trade partners on‑site. Lead the complete project lifecycle toward Temporary Certificate of Occupancy by driving open compliance items to closure. Required Qualifications & Experience 5 or more years of dedicated construction project management experience focused on ground‑up residential developments. Proven expertise in managing construction contracts, AIA pay applications, draw packaging, and lien waivers. Strong ability to interpret detailed construction drawings, architectural specifications, and master schedules. Excellent communication skills necessary to hold trades accountable while maintaining professional partner relations. Preferred Qualifications & Experience Bachelor's degree in Construction Management, Engineering, or a related field of study. Demonstrated experience managing multi‑phase New Jersey residential developments featuring market‑rate and affordable units. Track record of successfully navigating local building codes and driving complex municipal inspection workflows.
