Assistant Community Manager

$21 per hour

Asset Living is a third‑party property management firm founded in 1986, serving multifamily, single‑family, affordable housing, student, and active‑adult communities across the United States. Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes delinquency management and rent collection to optimize cash flow, as well as managing all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management—in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns. Responsible for posting all payments and income received from applicants, current and non‑current residents accurately and timely. Process and reconcile daily account receivables. Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Help the property meet budgeted revenues, expenses, and Net Operating Income. Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable. Perform end‑of‑the‑month closing procedures and reporting. Maintain accurate, organized records; audit resident files for accuracy. Walk units and post all move‑out charges, statements, and security deposit refunds. Regular/daily onsite attendance is required. Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives. Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Promote harmony and quality job performance of staff through support and effective leadership. Ensure staff compliance with company policies and procedures. Strategic Leasing Management. Ensure staff leasing techniques are effective in closing, following up, signing/documenting leases, and maintaining accurate reporting systems. Implement marketing strategies and systems defined in the annual marketing plan. Handle resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Show, lease, and move in prospective residents effectively. Administrative Management Manage excellent customer service and monitor maintenance staff service request turnaround. Maintain property appearance and ensure repairs are noted and completed promptly through regular inspections and tours. Assist with supervision of all business functions related to operations. Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids/pricing from vendors and handling inadequate service. Education/Experience High School Diploma or equivalent; bachelor’s degree preferred or two years’ experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly required to remain in a stationary position, standing or sitting for prolonged periods, communicating with others, repeating wrist and hand motions, and assessing work accuracy, neatness, and thoroughness. Frequently required to move about to accomplish tasks or travel between work sites. Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and similar equipment; move into various positions, work in overhead positions; reach and move objects up to 25 lbs; operate machinery, power tools, motor vehicles, or golf carts; inspect objects; work overtime, weekends, night hours (emergencies); work in small/enclosed spaces; traverse flat and non‑flat terrain; work in extreme temperatures; work in outdoor environments such as precipitation and wind; be exposed to hazardous chemicals. At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors.
