The Apartment Maintenance Technician supports a residential property in Columbus by responding to service calls, performing preventative and corrective maintenance, and ensuring that apartment homes and common areas remain safe, functional, and well-maintained. This role handles a wide range of maintenance tasks, including carpentry, electrical, plumbing, HVAC, appliance repair, apartment turns, and groundskeeping, while providing timely and professional service to residents.

• Respond to and complete maintenance work orders promptly and efficiently, ensuring high-quality repairs and clear communication with residents and staff.
• Maintain accurate records of maintenance activities, equipment repairs, and service requests to support effective property operations and compliance.
• Perform routine maintenance checks to ensure all building systems and equipment, including but not limited to HVAC systems and appliances, remain in good working order.
• Conduct regular inspections of apartment units, common areas, and grounds to identify maintenance concerns, safety hazards, and needed repairs, addressing issues proactively.
• Complete and assist with apartment unit turns, including inspections, repairs, painting, and general preparation to ensure units are move-in ready on schedule.
• Maintain the curb appeal of the property by performing landscaping, groundskeeping, and snow removal duties as needed to keep the exterior clean, safe, and attractive.
• Troubleshoot and repair a variety of building systems and components, including plumbing, electrical, carpentry, drywall, lighting, and mechanical equipment.
• Monitor and manage inventory of maintenance supplies, tools, and equipment, ensuring materials are available and organized to support efficient work.
• Perform preventative maintenance on building systems and equipment to minimize downtime and extend the life of property assets.
• Collaborate with property staff and vendors as needed to coordinate repairs and maintenance projects in a safe and efficient manner.
• Participate in a rotating on-call schedule every four weeks to respond to after-hours maintenance emergencies.
• Perform additional duties as needed to support overall property operations and resident satisfaction.

• At least 2 years of apartment maintenance experience, including hands-on work in occupied and vacant units.
• Proficiency in plumbing repairs and maintenance within a residential or apartment setting.
• Experience with electrical troubleshooting and repairs in apartment buildings.
• Carpentry skills for repairs, installations, and unit turns.
• HVAC maintenance and troubleshooting experience in residential environments.
• Ability to perform painting, drywall repair, and finishing work to prepare units for occupancy.
• Strong troubleshooting skills across mechanical, electrical, and building systems.
• Experience with building maintenance and preventive maintenance practices.
• Ability to safely work with lighting systems and related fixtures.
• Capability to perform groundskeeping, landscaping, and snow removal tasks.
• Proficiency in using basic hand tools required for apartment maintenance work.
• Ability to maintain accurate maintenance records and follow established procedures.
• Strong attention to detail and commitment to safety when working in and around residential buildings.

• Experience performing apartment unit turns, including inspections, repairs, and cosmetic updates.
• Familiarity with mechanical systems commonly found in apartment communities.
• Comfort working independently and managing multiple work orders and tasks.
• Ability to prioritize tasks based on urgency, safety, and resident impact.
• Strong communication skills to interact professionally with residents and property staff.
• Willingness to participate in a rotating on-call schedule for after-hours emergencies.
• Reliability and flexibility to support additional duties as business needs arise.

This role is based in apartment buildings, including a property in Athens, Ohio, working primarily Monday through Friday from 8:00 a.m. to 5:00 p.m., with a rotating on-call schedule every four weeks for after-hours emergencies. You work in occupied and vacant apartment units, common areas, and exterior grounds, performing tasks that range from indoor repairs and system maintenance to outdoor landscaping and snow removal. The position involves regular use of basic hand tools and maintenance equipment, as well as frequent physical activity such as walking, bending, lifting, and climbing. The environment requires adherence to safety procedures while working around building systems, residents, and other staff.

This is a Permanent position based out of Athens, OH.

The pay range for this position is $37440.00 - $41600.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
