Job Description

Job Description

Who we are

EPI Management is a small, locally based and growing property management company with a startup mindset - which means your ideas matter, your work gets noticed, and you have the opportunity to grow with us.

We're looking for a reliable, skilled Maintenance Technician to join our team at Monticello Falls Church. You'll keep our community's apartments, common areas and building systems running smoothly, delivering quality repairs the first time and helping create a great living experience for our residents.

If you take pride in your craft, enjoy solving problems with your hands, and want to be part of a team where your work is valued, we'd love to meet you.

What You'll Do

• Perform daily inspections of boiler rooms and mechanical systems, recording readings and control settings and promptly reporting any abnormal conditions to the Maintenance Supervisor.
• Diagnose and complete maintenance service tickets for occupied and vacant apartments, interior and exterior common areas, and non-resident spaces, documenting parts used and work performed.
• Respond quickly to plumbing emergencies such as leaks and backups, treating active water leaks as the highest priority.
• Perform minor electrical repairs in apartments and common areas, coordinating with a licensed electrician on major electrical work.
• Clean and service HVAC equipment and convectors on a seasonal schedule, replace filters, and inspect and replace smoke detectors as needed.
• Replace light bulbs and fixtures in common areas and conduct a weekly light patrol to ensure all fixtures are operational.
• Complete minor carpentry, drywall, flooring, doorknob and lock, fencing, concrete, masonry, and tile repairs.
• Repair and replace kitchen appliances, plumbing fixtures, and light fixtures.
• Maintain and monitor cooling tower and water treatment equipment, reporting scale, algae, or leaks to the Maintenance Supervisor.
• Participate in the on-call and snow removal rotation, including weekends, when accumulation occurs.
• Maintain your own hand tools, wear required uniform and safety equipment, and attend safety training as required.
• Continue building your skills through ongoing training and educational opportunities in maintenance and engineering.

Compensation & Perks

Starting at $25 per hour, with final compensation based on experience. Eligible for a quarterly bonus of up to $2,000 and monthly renewal commissions.

Benefits

EPI Management covers 90% of employee healthcare costs and offers a competitive benefits package including:

• 40% employee housing discount

• 401(k) - company match on the first 3% plus a portion of the following 2%
• 11 paid company holidays each year

Why EPI Management?

We're not a huge corporate property management company - and we see that as a good thing.

We're a growing local company where employees have direct access to leadership, ideas can turn into action quickly, and strong performers have the opportunity to take on more responsibility as we grow.

At Monticello Falls Church, you'll join a fast-paced, collaborative team maintaining a large apartment community where no two days are exactly the same.

If you're looking for an opportunity where you can work with your hands, take pride in a job well done, grow your skills and help shape a growing company, we want to hear from you.
