Associate Director, Asset Management (Greater Tampa Bay Area)

Full-time

Specialty Consultants Inc.

SCI, the Leader in Real Estate Executive Search®, has been retained by a globally recognized multifamily real estate investment management firm to recruit an Associate Director of Asset Management .

Reporting to senior leadership and working closely with the firm's Investments and Finance Teams, the Associate Director will own the strategic direction and operational execution for an assigned portfolio of multifamily assets across the U.S. This is a high-impact, hands-on role at a growing platform — with meaningful exposure to senior leadership and a clear path for advancement.

What you'll do

  • Develop business plans, approve annual operating budgets, and set the strategic direction for each asset in the portfolio
  • Drive value-maximization strategies in collaboration with peers and senior management
  • Oversee third-party property management companies, leasing teams, real estate tax consultants, and lenders
  • Conduct regular property inspections across multiple markets and document action items
  • Review financial reporting and variance analysis; ensure accurate presentation of financial statements in coordination with accounting
  • Oversee capital expenditure scoping, bidding, and monitoring in partnership with construction and development personnel
  • Build and refine Excel-based financial models — cash flow, valuation, reforecast — to support investment decision-making
  • Participate in acquisitions through due diligence, pro forma input, and post-close transition management
  • Manage the onboarding of new assets and transitions of property managers into the portfolio
  • Support dispositions through data requests, summary reports, and updated forecasts
  • Present performance updates, action items, and forward projections to internal and external stakeholders

What you bring

  • 7–10 years of asset management experience, ideally with a multifamily owner/operator
  • Demonstrated track record of progressive accountability across asset management and residential multi-housing operations
  • Strong financial modeling skills; proficiency in Excel required, Yardi experience preferred
  • Deep familiarity with capital expenditure estimation — rehabs, deferred maintenance, and common area upgrades
  • Excellent analytical, negotiation, communication, and presentation skills
  • Bachelor's degree required
  • Ability to travel approximately 40% of the time across U.S. markets
  • Based in Tampa/St. Petersburg, FL or Dallas, TX
