Job Description

Responsible for generating and converting leasing leads, conducting property tours, processing lease documentation, maintaining resident satisfaction, supporting marketing initiatives, and assisting with occupancy and retention goals while ensuring compliance with Fair Housing laws and company policies.

Core Responsibilities:

Leasing & Sales

• Greet and engage all prospective residents.
• Conduct property tours and explain community features, amenities, and benefits.
• Assess prospects' housing needs and qualifications.
• Convert prospects into residents and achieve leasing goals.
• Maintain guest cards and accurately enter prospect information into property management software.

Leasing Administration

• Prepare and process applications, leases, renewals, and move-in documentation.
• Conduct employment, credit, and landlord verification processes.
• Collect application fees, deposits, rent, and move-in funds.
• Maintain accurate resident files and records.

Resident Services

• Explain lease agreements, policies, and community guidelines.
• Enter resident service requests and assist with work order tracking.
• Follow up with residents regarding move-in experience and maintenance satisfaction.
• Support resident retention and lease renewal programs.

Marketing & Occupancy Management

• Monitor lead sources and advertising effectiveness.
• Assist with pricing strategies, promotions, and marketing efforts.
• Complete competitive market surveys and provide recommendations.
• Monitor current and upcoming vacancies to support occupancy goals.

Property Appearance & Operations

• Inspect vacant "rent-ready" apartments to ensure show-ready condition.
• Assist the Community Manager in maintaining curb appeal and community appearance.

Compliance & Professional Development

• Ensure compliance with Fair Housing laws and company policies.
• Attend required training and development programs.
• Participate in resident events and community activities.
