Maintenance Technician II

Job Overview Maintenance Technician II – Full time – Union City, CA – Pay range $54,500.00–$77,500.00 Creating a better way to live is the purpose that binds AvalonBay associates. In this role you will maintain apartment homes and deliver exceptional living experiences by diagnosing and repairing issues across HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, painting, water features, and waste management systems. Schedule Tuesday–Saturday, 9:30am–6:30pm. On‑call rotation each month. Responsibilities Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems. Complete assigned service requests and repairs in accordance with company operating and equipment/supply standards and in a timely manner. Ensure vacant apartment homes are rent‑ready in a timely manner. Perform turnkey work as required. Conduct apartment preventive maintenance. Assist in painting both interior and exterior surfaces. Maintain an incident‑ and injury‑free safety culture by following all AvalonBay safety policies and procedures and reporting any unsafe behavior or conditions, including non‑functioning equipment. Perform hot works including brazing, soldering, and welding within AvalonBay’s standards. Coordinate with associates and residents to provide customer service. Qualifications 2–3 years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance. Valid driver's license. Ability to accommodate an on‑call rotating schedule each month. Strong communication skills with associates and residents. Ability to read and understand policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and Maintenance Emergency policies. Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets (SDS), and proper application of chemicals and cleaning supplies. Knowledge of personal protective equipment (PPE) and ability to use it properly. Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
